Have you ever wondered  how it is possible that certain luxury real estate marketing professionals can earn a massive income with just a basic website that is not well optimized to appease the Google Gods and  logging into Facebook only occasionally, if at all?  Marketing luxury real estate is more of a people business than a technology business.  And, these agents get that point loud and clear. They excel at the art of the in-person Power Schmoozing, the ultimate social networking skill, in our opinion.

With all of the hoopla over social networking and internet marketing too many very capable luxury real estate marketing professionals have gotten distracted, lost their perspective and have lost sight of their priorities.  Online schmoozing and blogging, when done right, can be effective.  But, how much time does it take in your day? How much time is the right amount of time for YOU?  This is something that you must ask yourself, personally.

In luxury real estate marketing, mega-incomes do not just happen. You need to consistently expand your sphere of influence if you want to expand your referral base. There is no getting around this.  However, If you are more shy than gregarious online schmoozing  and blogging may fit your personality better than a round of golf with highly connected friends. 

Recently, the WSJ reported that the game of golf is losing 1,00,000 player each year.  They referred to “time-squeezed, electronically-addicted” business people who think four hours or more is too much time away from the pulse of their business. But, how much time are you spending online?  It may be worth your time to measure the effectiveness, in terms of referrals, between online schmoozing and blogging and in- person power schmoozing.  Then, set your priorities accordingly. You may be surprised with the results.

Definitely, Alexandra and Ron - I think the most successful folks understand how to effectively balance their approach. I was a software exec prior to real estate and the golf course (or tennis/racquet ball court) was the "boardroom"...luckily that hasn't changed in my real estate business! :-)

Social Media and all the "must be on" sites certainly have their places and advantages, but even making a phone call these days seems to be neglected. The personal call or time spent face to face has to be part of our networking and building strong relationships. Great post and suggested too.

There are many ways to schmooze!  I would say that any schmoozing is effective, as long as it leads to relationships that expand an agent's sphere.  Too bad about the golfers, though.  We've all enjoyed the golf courses they helped pay for.

What if golf is not your game? I have found that unique marketing helped me gain a foothold in my Waterfront Market. Referrals are the way I keep busy. Online is not my cup of tea and I too enjoy the facetime with my clients.

Ron/Alexandra, Online as well as "in their face" are both what's needed to stay on top of your game in any business. Texting is the way for most of our younger clients with little or no in person contact. Howver, our 55+ crowd like to meet in person and discuss their plans!

It seems to me that there is a different split at work in the luxury listing market, and the luxury selling market.  Luxury sellers seem much more likely to go with a local agent that they know, and with whom they socialize and play golf, etc.  Luxury buyers, perhaps 40% of whom are moving into an area across county, if not state, lines, seem to rely more on the internet.  I have some empirical data to support this hypothesis, but a lot of this is just my gut.  What do you guys think?

I'm just not a schmoozer...one of the aspects of having your own business that I dislike.  The internet schmoozing is far more comfortable for me than face to face.  That said...I agree with you that we need to weigh the time spent to see if it is the right amount of time.

R&A~When I'm not on AR consistently, you can bet your bottom dollar that it's because I am marketing, listing/showing property, answering phone calls, building relationships, writing up offers, taking pictures, making fliers, pounding signs in and ALL OF THAT.

You bet schmoozing (in it's nicest sense) is what it is about. So long as it's real and not Sleazy Schmoozing. You wouldn't do that and neither would I. We don't look good in slime!
