Online Transaction Management - Success or Horror Stories?

Online Transaction Management Anyone?

I was curious to find out if anyone has either evaluated or utilized online/web-based transaction tool such as those by Relay, Settlement Room, GuruNet or others.

Renee, I inquired about a Transactions tool that is promoted within our MLS and found out there was no training on it and no one was using it. Seems to be a big waste of all that software development time if no one cares. I'd be interested to learn where it may be working in other areas of the country.

I'm too anal...my eyes and hands are in on every step of a transaction.  I couldn't give it up to someone else to do my job.  I'd be interested to hear though from others who can and will watch this thread.

We get Relay free as part of our local Realtor dues and I must say, it is impressive.  You still need quality control, but the system makes it so much easier to manage things. You don't have to call 20 different people, you just instruct them to fax it in to the system and there it is!  Now, I also have the world's best closing coordinator and our local association does a great job at training on the system.  But it is a great system and has allowed me to centralize my entire closing operation.  So instead of having 5 or 6 people I have one that does it all.

First American title has one that they pushed out about 3 years ago that never really caught on with agents, but I love it and use it all the time with my clients and it is FREE!

We use SureClose.  This system has allowed us to operate completely paperlessly.  It has also allowed us to process transactions for several agents and offices with each transaction completely customized for that agent.  With any system, the key is using it effectively.

Transaction managers are essential in todays Real Estate world.  If you dont have one, then you need to get one.  I suggest Settlement Room b/c i represent it.  But even if you don't get Settlement Room as your transaction Manager, you need to find one and implement it.  Very safe, Verys Efficient and easy to use.
