Always lots of activity in Wellesley, MA with 158 homes in the Active, Under Agreement, Sold, Canceled or Expired areas of MLS.  There would be more homes if we could include homes in Probate and homes being sold by their owners. The days on market for the active listings indicates that there are a lot of listings that just came on the market to bring the statistic down from last month.  Looking at the Under Agreement stat you can see that the DOM is still high, while the price is lower.  It appears the sweet spot for sales in Wellesley this month is in the $1.2M range.

Single Family Active Listings: 115    Avg. Liv.Area SqFt: 3,876.17     Avg. List$: $1,728,696    Avg. List$/SqFt: $432     Avg. DOM: 178.24

Single Family Sold Listings: 13    Avg. Liv.Area SqFt: 3,321.77     Avg. List$: $1,296,300    Avg. List$/SqFt: $388     Avg. DOM: 108.85    Avg. Sale$: $1,234,185   Avg. Sale$/SqFt: $369

A 95% List price to Sale price ratio is a good one and much better than what happened this month in next door Weston.  The days on market is a bit longer, but these stats are an aggregate of all the listing and each listing has it's own story.  In fact each neighborhood has it's own story.  The Canceled listings just didn't give the agent enough time to market the property and it appears from the statistics that the Expired listings were just not marketed properly.

Seems to be a bit more disconnect between the asking price of current listings and recent sales. The records show 95% of asking price for home sold, yet the current listings are at 85% using current comps. Maybe your market is improving or your sellers are dreaming!

@Wayne, It is hard with statistics in these high end neighborhoods. One $7M property sitting for a long time can skew the stats.  But you are not wrong, the sellers who have been on the market for a long time think that there is no reason to lower the price and still want the agent to somehow magically attract buyers.  A real estate conundrum, no doubt.
