I usually have a lot of listings and when listings do not sell I am anxious to get feedback for my clients. It was not a problem in the seller's market. I would receive a call from the showing agent even before the showing saying that they might write an offer on the house.
We have an eshowing service that automatically sends email to agents for feedback. This is convenient because the agent can respond at the agent's convenience. But if the agent has shown several homes to several buyers, the agent may not remember the house.
When I am asked for feedback I find it difficult to remember all the houses.The only ones I remember are the ones the buyers like. I ahve been thinking of printing a feedback form with commnets and leaving it in the house right after the showing. I would appreciate feedback and comments as to whether this is agood idea or not ?

Interesting idea Gita. The only down side is the lack of control you have over what your Sellers may see. You're the one who must calm your Seller down if a remark is upsetting to him/her.
Larry Thanks for the comments.That is exactly what I am worried about. But the listing agent would love a comment that says ' the buyers think it is priced too high'.
I come home from the showings and email every agent and tell them what my clients thought. That way my phone isn't ringing off the hook and I can remember. I always get a thank you back, it saves them time too.
Our office has the auto feedback and we disabled it on my listings, the information was too vague and like you everyone said it was overpriced. NOT, it upset the sellers. Now my assistant calls them and we give my sellers personal feedback.
I like the idea of having the feedback form available in the home, but I am not sure I want the seller to see the form. As someone else commmented, we are the ones that will have to calm an upset seller if there are extremely negative comments. However, the form could be there so that agents could take the form with them and fill it out with the potential buyer immediately. It might be a great tool for the buyers to use to compare homes that they are considering. Of course it would be great if the other agent provided such a tool, but it might also help separate you from your competition. I intend to discuss this with my office and suggest that we develop a form for each of our listings. Thanks

I developed a form and leave them at the listings.It is similar to forms I use for Broker's open. I request the agent to fax it back to me and say that their name will be entered in a drawing when the house sells. But no one bothers to pick up the forms. I had to do this because the seller was upset that I did not give feedback even when an agent from my office showed it. I had called the agent and she said she was busy and could not reurn my call.We have the auto feedback email we send and I also call the agents and leave a message .This way the seller saw that I have no control over others.
