Realtors all over the country are finding out the same thing.  Professional photos of staged homes sell faster.  The following blog shows what Dan Miller does to market his homes.

I stage and professionally photograph all of my homes that I list for sale in Chesterfield, Richmond and Powhatan Virginia, no matter the price range, for FREE.  Because so many buyers are going online to search for homes, this is a critical first step to get your Chesterfield, Powhatan or Richmond home to sell in this market.  Feel free to look at the other homes I have marketed in my Activerain blog and see what I have done for them.  I can do the same for your home and get it sold!

Via Dan Miller (Keller Williams Realty, Madison, Wisconsin):

The number one reason home buyers go online is to view listing photos. This means staging and high quality photos are a must for every listing. Here are some photos from some of our recent listings. Note how every room was professionally staged before our professional photographer took the photos.

If more than 5% of real estate agents, brokers were shooting, editing, rendering and uploading real full motion video with audio, the new number one buyers would be after would be video. Working in harmony with the imagery that is wider, bigger, crisper, more interesting and greater  in photo number to help support, complete the information transmission. Two senses are better than one. Involved the ears too to fill in what the real estate buyer is seeing.

Andrew, I so agree.  Part of my marketing plan is that I do a video of the home giving a tour of the property.  It really helps buyers to get a feel for the home and is wonderful for buyers after they have seen the home to help them remember all of the details when they are considering which home to make an offer on.

I have to disagree with the video.  I, for one, never had the patience to sit through a virtual tour when house hunting.  I like to go at my own pace, and I know I am not alone.  I think video for homes is overrated.
