Highlights from The Millionaire Real Estate Agent

We often talk about how critical it is to cultivate our circle of influence but we seldom do this in a truly systematic manner. I recently reviewed the Millionare Agent material and developed this summary checklist for my blog.

The Four Laws of Lead Generation

  1. Build a Database
  2. Feed it every day
  3. Communicate with it in a systematic way
  4. Service all the leads & referrals that come your way

The 4 Principles of Referrals for your "Allied Resource" Referral Generating Program

  1. Educate
  2. Ask for Help
  3. Reward
  4. Repeat these three simple steps over and over.

*** Treat the referral source better than the referral. *** Always show appreciation at every point - when you take the referral call, when you meet with the referral, when you do business with the referral and when the transaction is complete.

The Five Systems of Referrals

Establish a Database of your Allied Resources (Make a List)
[Types: Public, Partners & Vendors, Realtor Peers].

Make Systematic Personal Contact (Stay Close with 33 ‘Touches' a year)
[Actions: Direct Mail, Dial, Drop By, Do Lunch, Throw a Party]

Systematic Follow-up with Special Communications (Cultivate the Relationship)
[Options: Handwritten Notes, Items of Value, Endorsement Letters]

Provide Exceptional Customer Service (Develop their Loyalty)
[Plan: Caring attitude, Communicate, Consistency through Systems]

Implement a Client Appreciation Program (Go the extra mile every month)
[Surprise & Delight: Do something special systematically]

Good information in here.  I think your image at the bottom says it all.  People dont like getting junk email or something they consider junk.  Real mail on the other hand actually might get looked at instead of instantly deleted.

Jess:
Thanks for stopping by my blog. Sometimes we need to be reminded of the basics which is why I posted this. I visisted your website and was impressed that 100% of your business comes from referrals. You must be doing a lot of things right! Keep up the good work.
Chris:
Thanks for your positive reinforcement. You are so right. eCards get deleted because the virus spammers have infected them. Our greeting cards, personailzed in your own handwriting and mailed with a real postage stamp, are opened 99.9% of the time. If you take the time to personalize  with photographs are also RETAINED for a long time.
By the way, I checked out your text messaging service - pretty cool. I will pass your URL along to my realtor friends.
Anyone:
You are invited to be my guest and send a couple of FREE unexpected greeting cards to someone you care about. Simply go to www.SendOutSpecialCards.com and "Click here to send a free card". There's a synchronized audio walk-through, so it's self-serve. Let me know what you think.
