I have been sending this to all of my clients on a weekly basis and I'm getting the feeling from my clients that all this information is not useful.  I'm not sure who uses it but, I have been sending out the generic email and I'm looking for some ideas that might spruce up this email / information.

I don't send anyone to Realtor.com....it's like loosing a customer...they will call the agent who's house is listed...I take the time to send them properties from my MLS...overpriced, underpriced, or priced just right!

Hi Vincent...from the emails we send out for our clients over the years we have found that the emails that are geared towards building relationships do the best.  Most prospects care very little about housing statistics and will tune you out as a result.

Vincent,

    How about actual people who go and see the property in person and not just click on it for a report? So go out and get some buyers. I think your seller will like that more than the click reports. RDC reports should not be used in place of real communication of actual showings. More or less your right the report has little meaning. Results are what sellers want not reports anyway.

I don't showcase on Realtor dot com, but I have statistics on my website, which I find helpful.  I was able to get a substantial price reduction not too long ago when I showed the seller that his home was seen 300+ times on my website in one month, and not one showing request or phone call/email for more information.

I've used or should I say I've been abused by that organization for many years. I've decided to cancel my showcase and animated riders - I can't say that I've had even one call from that HUGE site.

I, too, get regular buyer calls from R.C. Some are working with agents, but most are not. 

I also use the stats to show that the home is getting 'visibility'. I include agent and consumer views info from the MLS, and views of their home on my web site, too.  When you show healthy viewing activity it indicates that you're getting the house seen.  If you're still not getting showings, it's one of three things - condition, location, or price.

An interesting trend that I've seen is that in the late 90's and through about '01 or '02, most buyers were looking on their own.  Then it changed and I almost never had an inquiry from an 'unattached' buyer. They often had lenders pre-picked, too.  For about the last 2 years, it's gone back to looking on their own and not being attached to a lender yet, either.

Some Realtors subscribe to Realtor.com, and they say it works for them.  Every time I have asked how much it would be for me to become a member and have my listings "enhanced", they give me a different number.  It is about $900 a year.  That is alot of money!  Not sure it is worth it yet.

I do showcase my listings on REALTOR.com only because my customers ask about the site and I show them why my Showcase listings are a cut above the others.  I do get calls, Karen

I haven't had much luck with Realtor.com even with the showcased listings.  I think they need to update the site and make it more "cool" (for lack of a better term) because this isn't the only site in town where people are looking for homes.

My sellers enjoyed getting the stats on their home from Realtor.com just to see how many people were viewing their home on the site.  I do the same with MilitaryByOwner and my homesdatabase.com stats.

Sellers want traffic, not views. This type of report must be used with a call or in person meeting to demonstrate that views are not leading to traffic so a change to condition or pricing should be made.

I fall into the category of finding Realtor.com a useful tool.  I send the report to my listings every Monday morning.  I've found that when the viewings online increase, traffic to the property increases and I'm about to get a contract.  So, on properties that need a price adjustment, seeing these reports helps sellers visualize their losing efforts to get attention. 

I also have, just in the past 7 days found 3 new clients....2 buyers and 1 listing from Realtor.com. 

It just might be regional, but I love Realtor.com!

I use the showcase and do like it.  IT is a tool to show my clients and another way to capture results of people looking.  And is cheaper than newspaper.  I do get calls about my listings on realtor.com.

1st off I hate Realtor.com - why?? They charge $19.99 for the priviledge of posting my video tour to their website. $20 bucks - give me a break. 

Back to the topic - shows your sellers that people are looking and not doing much are they? Probably not seeing them come thru the door for a showing, just alot of shopping on the net.  My site also gives me those stats which I sent to my sellers just the other day with a 30 day activity report.  600 people looked at the listing and we had only 3 showings out of all that. Where are those buyers???? Looky loos???

I had REALTOR.com for a long while and when the market turned got rid of it, as I couldn't make any connection to actual sales to the service.  However, I am thinking about going back and will be looking into it this week.  However, I seem to think that a chart showing lots of showing, but no one looking could make a seller think that the photos and the listing description aren't good enough.  I don't think that, but I could see how a seller who is frustrated might. 

I think that REALTOR.com is very difficult to use for a consumer and they get lost easily.  I also think that a it shouldn't be as expensive as it is, considering it's supported by our association.  I would rather pay a little more for dues each year and let all 1.3 million pay for the service. 

So, my typical long winded answer is: I don't think that seller's find it useful.  My experience has been that the sellers want real results.  They don't put the weight of internet viewers as high as you or I might. 

 Oh and by the way, make sure you keep a weekly log so that you can explain to the seller what happened in each week to show the increased traffic.  An example would be "when we lowered the price you can see that for three weeks the there was lots of traffic and then it decreased which is normatl".   Showing a response  of activities will help with encourageing new ones, such as new photos and price reductions.
