Presenting the Offer ... Under the Strangest Conditions!

I prefer to present my offers in person to the listing agent and the homeowner. 

There's one offer that stands out as most unusual in my mind.

The appointment had been scheduled 24 hours before I was to present the offer.  The homeowner would be there, as well as the listiing agent.  The fact that other agents and interested parties would be wandering through the home was unbeknownst to me.

Yes, that's correct.  The listing agent allowed, or perhaps specified to other agents, to allow showings to occur DURING THE PRESENTATION OF THE OFFER.  I did excuse myself during the appointment to contact my buyers to inform them of the conditions. 

They were pissed.  I was pissed.  We discussed putting off presenting the offer until we were allowed the appropriate environment that would respect the integrity of the offer.  We decided to press on despite the ridiculous situation.

The offer was eventually accepted.  My clients were thrilled.

I, however, decided this was the first and last time I would tolerate this treatment.  I have no doubt that the scenario was spun to create an atmosphere of anxiety...who else could snatch up this house? 

It was a cheap shot and exceptionally transparent. 

Other challenging experiences anyone? I'd love to hear them, and I'm sure everyone else will too!

Have not heard of this before, but it's a great experience for you to present and remain focused throughout. And it got done. Congrats.

I had a Realtor stop by my new clients home yesterday and tell them that the day after they moved in (we will record tomorrow) he had talked to a couple that wanted to place a full price offer on the home.

I feel this was a tad BIT inappropriate, and my clients felt EXTREMELY uncomfortable with the situation and the fact that he felt the need to tell them this.

What other Realtors do sometimes baffles me, and what gets me even more is that some of these folks are at the top of their companies.

HOW on earth do people conduct business in such a manner???

That's weird...no that's bizarre.  That agent is really out there.  Glad it did work out...but take note on future lists from that realtor.

Antoinette,

    Most of the time I get a contract faxed to me from a buyer agent. Presenting in person is old school. I like that style, it's like doing assisted showings. No one does that much anymore either. I actually have had seller agents say no to such appointments. They don't want you talking directly to their client.

Ray, I ask for the appointment to present the contract because it's harder than faxing.  But it's better than faxing.  You get to meet the client and listing agent and be charming.  You have the opportunity to make your clients more than the paper contract....real people.  You have the chance to "work it" for all it's worth and that's what I feel my clients pay me to do.  And it sharpens me, which I really love.  It's harder but worth the game in the end.
