8. Enhanced Realtor.com Listing

9. YouTube Listing Video featured on your website

This also will increase the search engine rankings for the property and be sure to have a link to your website or the property website in the video

10. Bring goodies to the listing presentation.

I think you made a great point. The pie I love, Please bring pumpkin or cocanut Cream :)  I teach listing presentations and what you say makes sense,  BRING A PLAN. You listed some great Unique marketing Programs. The skill will be in explaining each value to the seller. Good Post

Mia - I haven't used 2, 9 or 10 to date.  However . . . I intend to.  I'm going to start adding #10 to my listing presentations right away.  What a great idea!!  It's also such an easy one.  Thank you for the great ideas.

Mia~ these are great suggestions. I wish I could give a free home warranty but in NJ it is now prohibited.  I think my kids would fall over laughing if I put something on You Tube, I love this idea!!

I like the idea of the website added to mine, are you serious, can you really do that?  All of this stuff sounds awesome.  I have my own blog, independent of the rain, too

Great extras for listing presentations!! I'll share this one for closings - clients (both sides) agents and title folks always remember luscious desserts (makes a sometimes tense situation more pleasant - sweet!) and ice cold water in bottles, or coffee or soda. People really look forward to my closings!

You left out one ingredient, the agents/brokers need to work their listing. Even with all your suggestions, it will take agents staying in touch with their clients, and letting them know that it can be challenging to sell a home in this market. Price is key.

Here is one to add. I bring non-alcholic champagne and lemon cookies along with plastic stemware and plates. They stay in my bag until we have the listing agreement signed and then I break it out as a mini thank you toast.

I like to offer FREE one hour consultation with a home stager and I bring chocolate bars wrapped with the a photo of the sellers home and the details of the home.  The kids always love me and I'm known as the candy guy to manu a local kid.
