10 Extras for Listing Presentations

Several clients have asked us "What extra value-added services can we offer in our Listing/Buyer Presentations to seal the deal?"

Here are some ideas:

1. Automated Showing Feedback

Homefeedback.com offers agents automated feedback requests from showing agents and emails the responses to both you and your seller...

2. Single Property Websites

Costs anywhere between $5 and $12 each month to host plus domain registration, if you don't use a provider like Agency Logic.

A FREE way to set up a Single Property Website is to use a subdomain on your existing website such as 123MainStreet.yourdomain.com

IDEA: You could have a template designed for your Luxury properties and a separate one for your non-Luxury properties and just plug in the photos and property information.

3. Syndication of their listing on the top 10 online classified websites (like Craigslist.org)

4. Professional Property Photography and Multiple MLS Photos

The number one thing that Internet home searchers look for during their search is photos. Let your prospective client know that you will give their home an edge in the home search process/

5. FREE Home Warranty (Costs around $400 for Single Family Residences)

6. 1-800/Toll-Free Property Voicemail Ad

7. A featured spot of the listing on your weekly/monthly print and e-mail newsletters

8. Enhanced Realtor.com Listing

9. YouTube Listing Video featured on your website

This also will increase the search engine rankings for the property and be sure to have a link to your website or the property website in the video

10. Bring goodies to the listing presentation.

Leave brownies or a pie with the Sellers to ensure that they think of you while making their decision!

I think you made a great point. The pie I love, Please bring pumpkin or cocanut Cream :) I teach listing presentations and what you say makes sense, BRING A PLAN. You listed some great Unique marketing Programs. The skill will be in explaining each value to the seller. Good Post

Mia~ these are great suggestions. I wish I could give a free home warranty but in NJ it is now prohibited. I think my kids would fall over laughing if I put something on You Tube, I love this idea!!

Great suggestions. I haven't used all of these ideas yet but will start to on my next appointment. I especially love the #10 idea too. Food always is a good thing.

Mia great list. This will work great on expired listings! After-all the majority of agents take the listing and don't service it. Best of luck in 2008.

I like the idea of the website added to mine, are you serious, can you really do that? All of this stuff sounds awesome. I have my own blog, independent of the rain, too

Thank you for the great ideas. I use most of them- but I think that it is important to maintain a fluid plan- and I love #10. I will definitely be using that one!

Great extras for listing presentations!! I'll share this one for closings - clients (both sides) agents and title folks always remember luscious desserts (makes a sometimes tense situation more pleasant - sweet!) and ice cold water in bottles, or coffee or soda. People really look forward to my closings!

I'm always looking for new ideas. I've felt lately that my presentation is going stale....time to freshen it up!

You left out one ingredient, the agents/brokers need to work their listing. Even with all your suggestions, it will take agents staying in touch with their clients, and letting them know that it can be challenging to sell a home in this market. Price is key.

Here is one to add. I bring non-alcholic champagne and lemon cookies along with plastic stemware and plates. They stay in my bag until we have the listing agreement signed and then I break it out as a mini thank you toast.

Mia, HAve you seen the enhancements to the CAPS? I already put all my listings on the back of my cover letter each month, but putting the highlight listing on the CAP item looks pretty nice.

Thanks for the list. I am printing out all of your great ideas. I have heard about the UTube but have not researched it yet but I think I may. I also like the idea of the individual link on my website.

I like to offer FREE one hour consultation with a home stager and I bring chocolate bars wrapped with the a photo of the sellers home and the details of the home. The kids always love me and I'm known as the candy guy to manu a local kid.
