Home shopping usually takes less than 1 hour and if you decide to do a second visit (sometimes its a hot commodity and you are unable to do so) and you make your mind to put in an offer. This is a huge investment and you take less than 3 hours to decide. This is why an inspection by a professional home inspector is so important. Someone that has construction experience and not just someone that was able to write an exam on line, shadow a couple of inspectors and hang up his/her shingle.
The inspection will be provide you with information about the foundation, roof, electricity, plumbing and other items that must be brought to your attention. The inspection usually lasts about 3 full hours and then another half hour to review the report. This is your opportunity to ask questions and clarify in your mind that this is the house you wish to purchase. Do not feel pressured to sign off if you have any questions.
Sometimes, little things might come up i.e. change the GFI plug, have a plumber check a valve, etc. These are not deal breakers but they are certainly things that you should know. For your own piece of mind have the home inspected by a professional and not Uncle Joe that does some renovations. Inspectors know what to look for - what is an issue and what isn't.
Be safe, do your homework and buy a house - its the best investment you can make.
