Conducive Conditions to Wood Destroying Organisms in Washington State

 

The "Pest and Dryrot" portion of a home inspection in Washington State is goverened by the Washington State Department of Agriculture.  

 

As outlined by the State, this portion of the home inspection comments on three things:

 

  1. Wood Destroying Insects
  2. Wood Decay, Rot, Wood Decay Fungi
  3. Conditions Conducive To Wood Destroying Organisms

 

The State gives some detail as to what a "Conducive Condition" is with some examples.  However, the Department of Agriculture works closely with the Washington State Pest Control Association and this association has more specific "findings and recommendations" concerning "Conducive Conditions".

 

Some Examples of Conducive Conditions:

 

IS10        Finding:      Plumbing leak under sink in the _______________.

 

Recommendation:     Locate plumbing leak source and repair.  Dry out area beneath sink and replace any rotted or delaminated wood that may be present.

 

IS15        Finding:      Water damage to tub/shower surround in the _______________.

 

Recommendation:     Remove indicated tub surround and replace any damaged materials such as wall studs, plates, wallboard, sheetrock or flooring as necessary.  Locate and eliminate all sources of moisture.  Install new tub surround and caulk all edges to prevent water leaks.

The WSPCA puts out a complete document for use by its members that deal specifically with the findings and recommendations concerning conducive conditions.

In Washington State, consumers would be advised to choose a home inspector that is not only Licensed with the State, but is also a member of the Washington State Pest Control Association.
