I'm so excited this afternoon. I just went out to show homes to a first time buyer and boy was it exciting! This buyer is ready, willing and able to buy in this great buyer's market. I can't wait to help him find his dream home!

Why am I so excited? Because this is the type of homebuyer every Realtor hopes for and every Seller looks forward to receiving an offer from. He's ready because he did his homework! Here's what he did and here's what I would love to see most buyers doing before racing to buy a home. He:

Worked on building his credit by paying credit cards on time.

Saved up enough for a down-payment and moving expenses.

Got pre-approved with a mortgage professional who helped him understand all different loan programs available and guided him to finding one that is well within the monthly budget for payments.

Searched online to find out what the differences in price ranges are for different cities.

Chose a professional Realtor (Me!) to help educate and guide him through the process.

Doing the homework is great. The even better part is seeing his face as we walk through homes. I can see his eyes light up in different areas, or get excited talking about how his furniture would fit so well in the living room. I can't wait to see which home ends up becoming his. It's so cool to help people realize their dreams of homeownership and I am grateful to be a part of that.

That's great!  It is really exciting helping a first time homebuyer, especially when they are prepared .  When they find the right house it's just magic, that's my favorite part.  Good luck with it!

Great news Chrissy. He's in good hands. When he's ready for his first SECOND HOME, in Breckenridge or Keystone, send him my way. :-)

Krista- It is magic when they find the perfect home - I think that's why we do this - I have to keep reminding myself of that! Today was a good day.

Rolando- You bet I'll send him your way for a second home! If we keep working and educating buyers, we'll all be working with good buyers like this one!

Chrissy, congratulations on another client.  I really love first time home buyers.  There is really nothing like the joy when its all over and you can put the keys in their hand.  It just really makes for a fun experience.

Julie- The excitement of working with a first-time buyer is priceless. It reminds me why I like this business. Have a great day!

Steve- I hope you get some excited first-timers soon too - it's fun!

Kim- Putting the keys in their hand is so cool. I had one couple who were so happy, they both cried! Then when they went to the house, he carried her over the threshold because even though they had been married for 10 years, this was their own home - so sweet!

Well as long as Rolando is selling him a second home.... when he's ready to get out of the big city send him down to Pueblo! Congrats Chrissy. I'm working with a couple first timers as well. The best part is they so appreciate everything, you, the LO, the house, the process, everything.

I think that every once in a while it is good to get a great client or butter smooth closing. Good for you!

Sounds like you got the perfect client.  I hope more people like that start buying homes to offset what was going on with unqualified buyers for the past few years.

Dena- I'll send him your way when he's ready for that ranch in the south part of our great state!

Keith & Robin- Oohh, a 'butter smooth closing' - I like the sound of that! I hope you have many of those.

stephen & Chris- It is going to take a while for the market to correct, but with well educated, qualified buyers it can. That's our job and its great that you are part of the solution.
