“I don’t need Insurance; my Condo association covers my building”

I have heard many times over the years from Agent, lenders and clients. That they or their clients, don’t need Insurance; The Condo association covers the building. This is partially correct.

The Condo association usually covers the Roof and building shell, you are responsible for the interior walls, fixtures, flooring  as well as your personal property  held within the dwelling.  and liability

 

 

Here is a break-down of the coverages:

 

Coverage A - Dwelling: Declared Value.

Coverage B - Other Structures: Part of Coverage A.

Coverage C - Personal Property: $10,000 minimum.

Coverage D - Loss of Use: 50% of Coverage C.

Liability: Minimum of $100,000.

Medical Payments: Minimum of $1,000.

Explaining that any UPgrades - even refrigerators that the builder may have provided AFTER the original sale are not covered in the HOA coverage is difficult.

This is good information for buyers looking to buy a condo. These days condo associations ask to see proof of insurance.

I'd throw in the value of not only the owner having insurance but also enforcing the requirement for renters to have their own renters insurance policy in place.

Wallace- I agree, many condo owners will pay what is required from them, HOA dues or bank requirements. NICE HAT, I see you are gearing up for NASCAR season

Gita- your are so correct, many HOA are requiring condo owners to carry a min. of liability Insurance on units

Mark- I agree, making sure tenants have insurance is something everyone should require

NIS- I do remember that lady, she later suited her Realtor for telling her she didn't need insurance
