My Favorite Real Estate Marketing Word .... NEWER?!

One of my favorite words that real estate agents use to market a property or certain things about a home is the word Newer. Now there's nothing wrong with that, after all the listing agents job is to market the home and to try and get people interested in it and to find a ready, willing and able buyer. Right? I just always get a kick out of that advertising verb-age. (disclaimer: I may have used that word in some of my listings in the past. Just saying)

 

 

I've had buyers say to me so many times, well it says here on the flyer: newer furnace or newer hot water tank. I always caution my buyers that newer can mean anything. Newer than what? Lets have a little fun with this:

  •  Is it Newer than, say, when the house was built?  Probably
  •  Is it Newer than that penny we found on the ground?  Very likely
  •  Is it Newer, meaning less than 10 years old?  Possibly

 

So next time you are looking at real estate advertising and see the word Newer, Remember ....

Caveat Emptor = let the buyer beware

 

Of course the one way to find out if something is truly newer or not, and I always recommend that you do this if you are buying a home is to ....... get a Private Home Inspection from a professional Home Inspector.

This post made me smile.  In a 60 year old property, "newer" can refer to an update that is 20 years old!

Mike - There is a cousin to your word out there that has the same challenges, so be on the look out for... Newish appliances, flooring or paint.

Less than 5 years old can ususally pass for newer when talking about;

-roof
-windows
-furnace
-hot water heater
-air conditioner
-plumbing
-electric

Less than 2 years old can ussally pass for newer when talking about;

-kitchen
-bath
-flooring
-fixtures

Just my humble opinion.

Hi Ellie - I don't mind when they post 10 years young or something like that because it gives you an idea of how old something is, and then I guess the buyer can determine if they think that is "newer".     ;)

Hi Dylan. Thanks for stopping by and commenting on my blog! I'd agree with your humble opinion, those examples seem fair. I just so often see things advertised as newer and they clearly are not.

I showed a property a week or two ago that was built in 1900 and the listing said that it had been completely remodeled.  When we went to look at it all the "remodeling" was paneling and colors/tile that looked very 70's.  I guarantee it wasn't JUST remodeled.  Maybe in the 70's and while that is now 30+ year old remodeling, it is still "Newer" than when the home was built.  Lol. -Kasey
