Agents: Can You Go All the Way?

It seems in the midwest, we all seem to think that it is better to do things ourselves than to pay anyone to do them for us and even in the real estate industry it seems no different.  Why would an agent hire a stager when they can make the same marketing suggestions that a stager would make, but do it for free?  

Well, before you start thinking this is true consider this:

You may go as far as to tell your seller they need to paint, but can you go so far as to tell them what color and why?

You may go as far as to tell them they need to pack up some clutter, but can you go so far as to tell them what can stay, what should go and why?  Can you go so far as to invest the time to help them do it?

You may go as far as to tell your client that they need to clean things up, but can you go so far as to tell them how to get rid of the smell?

You may go as far as to tell your seller that they would sell the house faster if it were furnished, but can you go so far as to provide them with the furniture needed to accomplish the task ?  Can you go so far as to choose the furniture as well as the accessories and then stage the property?

You may go as far as to tell them that the property they are trying to sell is outdated, but can you go so far as to advise them on what would be the proper way to update it for their neighborhood?

You may go as far as to tell them their house may be a tough sell, but can you go so far as to tell them why and what to do about it?  Can you do this and maintain your relationship with them?

You may go as far as to tell them their furniture arrangement is awkward, but can you go so far as to tell them what will make it work?

You may go as far as to point out the problems, but can you go so far as to sit down and help them make a plan to address them as well as offer some real solutions?

If you answered NO to any of these questions, then bring a stager in as part of your marketing team.  If you can go that far, you'll be creating a team that can go all the way for your clients.

Kimberly, that should be an open letter to all realtors who have not embraced the concept of "home stagers".  I love all your points.  Now lets see if any realtors out there can comment.

I consider these skills so critical that I do every one of them as a Realtor.  For those who can't do it on their own, they need to engage a stager who can work with them otherwise the chances to sell are minimized.  I go in lots of properties that need you!

Terry - I know there will be some agents who can say yes to all of these questions, but more who cannot and I hope this makes them think.  With this current static market here in Indiana, somebody needs to do something to shift it in their favor.  Staging will give them that edge they need.

Josette - Good for you for recognizing the value of these services and offering them to your clients.  Now, I hope you are so successful that you will need to bring in a stager to help you keep up!  ;)

Kimberly, the Realtors not only need a stager, they need to understand how a stager can be part of their team.  The support and compliment a Realtor and Stager can be to each other is invaluable.  Knowing the nuances of a client interaction and playing on each other's strengths can make for an unbeatable team.

Good points.  Even if some agents say "yes" to all these questions, most homeowners are more likely to follow the suggestions when given by an expert.

Kristina - You are so right!  I have often gone through a listing with an agent and the client with the agent fuming over the fact that 'they already told them that', but the client didn't listen to them.  Sometimes they just need to hear it from someone outside of the deal.
