I met with a new client today.  Nice young lady.  Knows just what she wants.

We look at a house and she points out the good and the bad,

We go to the next house and she points out the good and the bad.

She does the same at the 3rd home but now some of the good was some of the bad in the first house.  The more I talked with her, I found she really didn't' know what she wanted.

She is a first time buyer and is having a problem of knowing what she really needs and wants.

We sat down for a pop and made a list of wants and of needs. We picked the top 3 in each category and then rated them for importance.

She is sleeping on it until Monday.  Hopefully her horizon will be much clearer.

bill, many first time buyers re in a fog.  Not knowing what to do and looking at all the possibilities.  It land s them in a stupor.

Yep, they have received so much advice from well meaning friends and family, but they need to figure out what they NEED and want in a home.

Bill, sometimes the first time out showing is so revealing.  You did exactly what I like to do.  View a few, then sit down and go over the pros and cons of all of them.  Then, as you said, itemizze the top three must haves, the top 3 wants and the top three deal breakers.  It then makes our next time out easier as we can throw out the deal breakers and concentrate on those homes for sale which work.

I know you have a lot of patience, and I do, too.  But, without a clear plan, they just assume that we like to look at property as much as they do.

Sounds like many of the Tax clients I have.  Most have no clkue what can or can't be deducted.

Good point Bill. 1st Time Homebuyers are unsure and must take the time to think it through before moving forward.
