Our Home Sale -- Inspections... the saga continues.

So now we have been inspected!  Three hours for an 1800 sq ft house?!!

 

We were not included in the loop but we know from watching the inspector that he had an extensive list of things he called out as they always do these days when its an old house.  When he was finished,  the potential buyers did seem to still like the house.  It's the same place,  it still had all its wrinkles and bumps but now they were written down and photographed!

 

We had several opportunities to engage in conversation and prior to and during the inspection,  the house seemed have wrapped up their heart strings.  We had been sure it was better than anything else we saw on the current marker.

 

I was told several times how much they liked the floorplan and the decor.  We were also urged to continue to pack so we could be out prior to actual closing so they could do their walk through.

 

They have spent about seven hours in our house since last Saturday when they first saw it.

 

Yesterday they brought a plumber by to check what it would cost to replace the original galvanized pipes all of which are still in place from the original construction almost 39 years ago.

 

When they left,  we had No clue as to what they were thinking and it looked as though they were still planning to  go forward.

 

Tonight right in the middle of our dinner came the call from their agent.  They have decided not to purchase the house.  They have calculated that it will cost them $25k to bring the house up to "code!" whatever that means.  They did plan to make extensive further renovation of the master bed and bath.

 

Their agent did mention that if we would cut our price another $12k they would go forward.  Since we are already loosing about $20k from what we actually paid and the remodel we did,  that is not an acceptable option!

 

So it appears we are back on the market.  The good news is that we are much closer to packed and we have found numerous things we can give up.  Downsizing is an emotional experience.  Having a house you have enjoyed being rejected is a bummer too!  Reality can be a bitter pill!  We have just had a huge dose of reality!  But,  tomorrow is a brand new day!  Onward and upward!  Back on the market and ready for the new owner.

 

The good news is that we do not have to be in a hurry to decide where we are going next!

Hi Ralph and Jeannie,

Sounds like you are realtors selling your own house.

It is highly instructive to buy or sell once in a while and experience the process as a user.

Those darn home inspectors!

 We are one party's nightmare and the other partiy's savior. Together it's never really a party. About the pipes though, galvanized plumbing water pipes are not used in todays standards because they have been known to clog, rust and leak but there is no code violation here in CA. I would have "recommended" upgrading to PVC or Copper but it is not a violation to sell house with galvanized in my area.

 Getting a "sellers home inspection" is a good idea because you can be prepared for something like this. Improvements or defects are in your hands to either remedy or consider when it comes to negotiating (or not negotiating) with a buyer when 'his' home inspection is complete.
