Help!! UNDISCLOSED BUYER!!

I have a property on the market at the present time that seems very interesting to adjoining land owners.

Well, seems the adjoining land owners are either related to the seller or they just want the land.

I had a call today, from a client  that would like to make an offer and be an undisclosed buyer.

His question to me was!!!  How long can I remain undisclosed?

Would you even consider doing a dual agency with this buyer and seller?

I will certainly appreciate any input on this subject.

Or they could buy it through a hird party and then " quit claim " it in a " less than arms length transaction ".    Makes you wonder why they will not disclose.  I can imagine.

I would be asking why? I would not be a dual agent in this situation - what does your broker say?

I think a little more info would help open doors. It does sound a little off the wall but there are always reasons and borrowers even though they think know best don't know as much as they think they do.

 if they are looking to buy in an LLC, i can do those all day long. let me know if i can be any help to you.

I should have explained better!!! 

He tried to buy the property from seller before it was put on the market.

He insulted the seller with his offer.

He is a cash buyer, with a lot better offer than before

I would not worry about the seller being insulted before.  That was then, this is now and cash is king in a situation like this.

I wouldn't try to hide who the buyer is and have the buyer write a letter saying he is sorry, he didn't mean to insult the seller with the first offer and that it was just business. This goes a long way and I've had it work wonders in the past.

Don't you love these drama problems... come on Mr. Buyer, just fess up, say your sorry and make another offer.
