Adding Appeal Adds Perceived Value:  Staging Modest Connecticut Homes

While every house can benefit from a professional Home Stager's advice, modestly priced homes usually dictate a modest Home Staging budget.  However, even a small investment in Staging can have a huge impact in how that house is perceived.  If the kitchen and bathrooms are in good order, I recommend making the most of the Master bedroom!  Add some appeal and value!

Before:  While placing a bed under a window is not the best way to go, it was the only location for it in this room.  However, the window treatment is rather sad, giving the room a haphazard, accidental arrangement.

After:  New full-length drapery panels and longer rods provide a much more dramatic backdrop for the bed!  Now the room arrangement looks intentional.  Notice how the drapery extends beyond the width of the headboard, visually expanding the space.  The window also appears larger because the drapery is hung to either side.  This lets in much more light, which buyers love.  The addition of more sophisticated, matching lamps upgrades this Master bedroom.

 

Editing and cleaning are low-cost fixes, as is fresh paint in today's neutrals.  Good-looking, inexpensive lamps, bed linens and drapery panels are now available from a variety of sources such as Target or Ikea.  When in doubt, go for simple forms and patterns.  I recommend matte fabrics over shiny.  Trust me:  a $12.00 drapery panel in a simple cotton twill (from Lowes) will look richer than a shiny voile.

Hi Julie ~ Most of our home staging clients are on budgets, and helping them make sure their home is appealing to potential buyers is always our goal as stagers.  Your bedroom example shows that for very little time and money, the look of the master bedroom is vastly enhanced!  The drapery panels are a HUGE improvement, as are the lamps which give the room the "lift" that it so badly needed.   Great job!

Hi Kerrie - thanks for commenting!  Beds under windows...Usually not the best idea for several reasons:  Can't access the windows; could block light; drafty; hides architectural detail...That said, many newer homes with massive Master suites have pitched ceilings, so the only place to put the bed is frequently on the only tall wall that happens to have huge windows so it can be the focal point - go figure.  Many builders/architects really don't consider where people can place their furniture!  Too funny.  Here's an example when I actually told sellers to put their bed againt the window:

Linda - I really didn't like that "before" curtain either!  And there's a Staging training program out there that actually TEACHES that treatment!  Or at least it used to...hope they've stopped.  Why block the light like that?
