Defeating personal ignorance is not easy, but it’s far from hard!

Personal Ignorance Is An Incredible Opportunity , Only The Ignorant Can Do It!

If what we want to do is reasonable. If what we want to do is practical. If what we want to do is desirable. Chances are it’s been done! If it’s been done chances are it’s only your ignorance and poor advice from the stupid that says you can’t do it!

 

I was often though of as a miracle worker. I wasn’t! There are no miracles!

 

Remember one man’s miracle is just routine to another or in my case another challenge. What most of us consider miracles are just things we’re to ignorant to understand. I simply don’t believe in AD miracles.

 

Attitude alone is no panacea, but it can be lethal! Ignorance can be lethal, but is not an insurmountable obstacle! Ignorance is not stupidity.

 

I'm pragmatic. I looked for doable solutions to the impossible. To that end I first surrounded myself with very selected people, a great and complementary partner, we were better for our association. The CCIM Marketing Group, the very best educated REALTORS® they knew how to do most things and FLI that use to be the NAR’s best people-people, they didn’t know it couldn’t be done. I was also heavily involved in real estate education, not taking every class, but presenting as many as possible, getting to know the experts.

 

My associations gave me access to a thousand life time’s experience, a thousand times more than I alone could acquire before retirement. You've got 200 time that oppertunity right here. For every challenge there is some one who’s done it or come close, I’d find them!

 

I’d look for those accomplishments that minored what I wanted to do then mimic and improve on them.

 

I was very often the third broker in a transaction simply because I knew where to find the money and how to close the deal! Truth is I didn’t know! What I knew is how to find out how to do it.

 

Not every one will share with you! Including me! You may not find the actual movers and shakers! What you can find is public information. There’s allot more public information than you know!

 

It takes three steps to ascertain the information you need.

 

One, you must locate and identify a project/house similar to your challenge or some one whos had simular problems.

 

Two, check the public record. All of the public record! The most frequent real estate problem is who will finance such a property. (This is not just a commercial real estate problem! Try financing a dome home, an octagon home, or in many areas a log home, any unusual property.) Lender’s mortgages or deeds of trust are recorded, so are their assignments! Such recordings included the lender’s name and address!

 

When all else fails knock on the door, extend your open right hand and your left hand with your business card. People love to talk, many a home owner or on sight property manager will talk more than I do. Make them comfortable and ask your questions.

 

Three, analyze the information. The sales price is normally on the deed, many states that don’t report the sales price on the deed put the tax stamps on the back of the deed they won’t show on line, but if you check the recorders book the stamps will be there. Those states that allow an affidavit often have it available in the assessor’s office. You can get the owner’s name, there’s a cornucopia of information recorded in the owner’s name. Always check for NOD’s and sale dates.

 

A quick look at the box listing where to return the deed and/or mortgage will most often give you the name of the closing agent and they will normally talk to you!

 

Is such information necessary? Not for the average. Not for the mediocre.

 

There is nothing new here. But, most would never think of it. Very few would go to the recorder’s office with it’s some times surreal help and dusty books. But, I don’t write for the mediocre or average agent or LO.

Some of my best customers came from (1) networking at real estate association groups, and (2) searching public records to find out who is buying and who is lending.  Like you said it is not a miracle.

Bill I will leave the debate on miracles for another time, but I do believe in answered prayer.  And I have run into some people in this business that would be well advised to spend every waken minute praying :)

I believe in the power of prayer, too.

I also believe he helps those that help themselves, to ask for more is outrageous.

Then I'll face the task provided.

I'll pray for inspiration and opportunity for myself all other request are for some one else.

PS: I know some of those people too. To substitute pray for industry is sloth! they should pray for inspiration and get to work. Lukky for them He's more forgiving than I am.
