Buyers are happy that the weather has been warm here in the Hudson Valley. Our days have more sunshine, and the temperature has not been so cold. The weather is keeping us out of our homes and looking to spend more time outdoors. No snow has been such a plus for showing houses here. Although there are statistics of buying homes, there is really no such report that tells us just how many times the homes have been shown during a specific time frame.

63 Donnelly Farm Road, Montgomery NYI list and show new construction homes all the time. Snow is not something that helps when we are building new homes. It complicates access as there is snow, mud, ice and the general mess of a new construction home. Add all that together with the general winter blahs, and less showings would be the trend. Yay for January of 2012! No snow and not such cold temperatures has more people out looking. I am having a remarkable amount of traffic on the homes that I am listing right now in all of our new construction sites. I have been telling the builders that they should start with more building permits as we are in need of inventory.

Currently listed for Newburgh NY are 34 New Construction Homes for sale in the GHVMLS. Only 13 of these homes are actually under construction. The rest are ”to be built” and have not yet obtained building permits.7 Peaceful Court Newburgh NY

This week alone I had two offers. Another one went under contract for a home that is not yet started! We already had one closing earlier this month.

People are out there looking at new homes. The current inventory of new homes does not show  an enormous amount that are up and ready to go. Spring will be here shortly and what is left to choose from is small right now. The homes we are building are not lingering on the market once completed. Are the buyers in the drivers seat here? Well, offers have been turned down, and prices certainly have not dropped much. What I am seeing is that the homes are now turnkey! The builders are including so many features that compared to resales they are miles apart in value! Brand new is just that much nicer than a resale.

Hi Janis - So great to hear that things are stable and growing in new residential construction in our area. Being in construction photography myself - I am starting to see private work coming back again - where infrastructure (tax dollar jobs) have been the norm for the past few years.

I passed a large residential site in Port Jervis the other day which looked like it was starting up too.

Hey Andre~~ Glad to see you back in the Rain!! The New Construction homes here are actually doing quite well. We are hoping to get a couple of new subdivisions back up and running from being foreclosed on. The land had become so expensive that the market just stopped. Priced out of the market those builders walked. The ones that "got the market" are still around and scooping up old projects. It just takes time.

 Yes I hear you though.. keeping busy and with a good outlook is definitely important. I do get a good deal of people coming north to live here and commute to NYC and even from your territory.

Janis-I work mostly new construction as well so hearing about the number of new housing starts is music to my ears, Let's hope we are through the winter and heading into an early spring buying season.

Adrian~ New construction has so much to offere these days. Buying a home that is 40 to 50  years old or buy new for the same price?? a no brainer!
