Hello everybody,

I am reading a book that is very interesting "The Millionare Real Estate Agent" and now I have the following question:

What is it better for a relatively new agent...to work with a big brokerage (with lots of agents and a very big independence) or to work with a small brokerage?

I would like to hear pros and cons. I would like to hear from you!

I started with a small one thinking I could get more help starting out. The agents were friendly and did help me a lot. None of them did enough business to survive. I figured this out. Made the agent of the month that fall when I did 500k ten years ago. I dedided to move down the steet to a much larger offfice there everyone was busy. I got busy too. I was around busy people,came to the office daily and am still here 10 years later. The small company merged with a larger one several later.

It all depends on what the company has to offer the newly licensed agent. Some bigger names out there have wonderful training courses for that "just of the gate" Realtor, then continous training once they get started in their new career. Everyone's needs are different, so I would have to say it all depends on that Realtors needs and wants as to where they decided to hang that license once they obtain it.

Patricia:  When I first got licensed in Nebraska a decade + ago I chose the largest company there that offered the best training and technology.  When I became licensed in Nevada I chose a small company because I enjoyed the culture and personal attention to fine tune my skills.  Once I fine tuned those skills I chose a company that fit my business model.

When you first get started you don't know what your business model is - so it is probably best to go for the larger brokerage with the best training.

I think for a new agent...you need an office with the largest support system, regardless of size of office.  If you're in a big office, but no support...what good is it

Hey Patricia

I started my business at a medium size office (50 or so agents)...  it didn't have a 'good culture' shall we say.  I'm now at Keller Williams in Kitchener, and the office is over 80 associates. Last year, it had 15 (this is the 14th month it's been open here).  It has an awesome culture, where all agents help each other. There is a mentor system, masterminds, incredible training, profit sharing (our office profit shared approx $15,000 in december).  The size doesn't make a difference, the culture of the office and the quality of people around you are the biggest factor in the office.  I happen to have found the perfect environment for my business, and it's in a large brokerage.

Well it seems that you have been in it now for a couple of months, but I would tell you to look at what your brokerage offers to help you become a better agent.  That could be training, mentor-ship or what ever.  Then look at what you are going to pay.  The more they offer the more it cost.  In the beginning I think the training is important, but get all you can and don't waist too much time or money in that situation.

I started at the largest brokerage in my region. I was in one of 11 area offices.  It has been one of the best working experiences ever.  A wonderfully supportive management team and great agents.  They offered peerless training and agent tools.  But after 2+ years, I have my brokers license and I'm ready to move on and look at other opportunities.  That means keeping more of what I make and paying less in commission splits (tuition).
