Flocks of Snowbirds are arriving daily

Southwest Florida residents are feeling the influx of winter residents and tourists. Yes, the streets are a bit busier and our commutes are a little bit longer, but our visitors and guests are also spending a lot of money. The stores are pretty full and cash registers are ringing.

Another welcome sight, or rather sound, are the many German and British visitors.

We at Team Elaine Sherer are getting more and more inquiries from our European friends who look at our market adjusted home prices as very tempting. That, coupled with the increased purchasing power of the British Pound and the Euro, makes purchasing a vaccation home or a lot to build a home later a sound choice.

I feel like I'm back in the eary nineties, when 90% of my home and lot buyers where Europeans. Is anyone else feeling this, too?

Dear Elaine,

We are expecting an influx in European buyers as well in the Breckenridge, Colorado area.  Who says it's a down market?  I think the selling season during our ski season will be awesome due to the increase in European customers!

Hi Bret and Meredith,

although thew prevailing attitude in the Real Estate industie today is all doom and gloom, a few of us are ignoring all the negativity. This allows us to see the true picture, capitalize on buying and buyer trends and make money.

It is nice make contact with other like minded professionals like yourselves.

Would you be interested in staying in touch and referring Florida buyers and sellers to me and I will refer any Colorado buyers or sellers to you?

Elaine:  That's very interesting information.  I just wrote a blog about Lido Key.  Wish I was down there now that our temps are in the 30s and 40s!  Have you seen prices increasing due to the increased attention from Europeans?  I'm intrigued!

Hi Richard,

it sure is pleasant here in Southwest Florida.

No, I have not seen prices increase yet. We are at the beginning of a potentially large wave of European buyers. It will take many, many sales to reduce our inventory of homes. Prices will not go up until home demand outweighs supply.

So, increased sales volume is the next step toward recovery.

I, personally, have 5 different German prospective Buyers visiting Fort Myers / Cape Coral over Christmas. That makes me very happy.
