T'was the night before Christmas and all through the listing

Not a creature was stirring...not even my assistant

The brochures were placed by the entry with care

In hopes a new buyer soon would be there

 

The agents and lenders were tucked in their beds

With visions of binders and rates locks stuck in their heads

I logged off the MLS and shut down the fax

And was the way out to stop for an evening night cap

 

When over at my desk there arose a big clatter

I sprang to my feet to see what's the matter?

Away to my cubby I flew like a flash

I dove through the air when I tripped over the trash

 

The sparkling of lights on my cell phone did glow

Cause my fifteen year old had downloaded a picture of J-Lo

When what to my wondering eyes should appear

But a number I recognized on caller id

With my mental capacity so lively and quick

I knew in a moment it was my seller, Nick

 

He wanted to know did activity abound

He wanted to know had a buyer been found

Did open houses make sense, did people stop by

Should his Auntie make cookies, was the basement too dry

 

How do we market at this time of year?

To make sure his last payment was off to his rear

I said to relax that people would be out

That a binder was near of this I had little doubt

I told him to keep these thoughts in his head

Like the children whose sugar plum dreams were nestled in bed

We laughed he relaxed his feet on the Ottoman

He drew a sighed and bade me good night.

 

When out on my lot appeared a young man

Who came in the office and offered a plan

A recent transfer he held in his hand

He needed a home and needed it fast

 

I asked was he pre-qualified, while scratching my chin

He said, but of course with quite a big grin

The fax starting chirping with letters and notes

I new in a moment which house we would quote

 

We drove to the sight he was quite merry and quick

Much to the joy of my good seller Nick

They hit it off well the seller and buyer

They even laughed at my loan officers' flyer

 

He offered up cash and said let's not delay

There much to do let's get escrow out of the way

Off to their lawyers the both of them flew

I was quite out of breath, but had too much to do

 

The inspector arrived, the appraiser did too

Then there was a title report and a surveyor too

All went well my seller was quite fussy

They all sent reports, they all were quite crazy

 

They all ran around working for this man like small elves

They completed their tasks and stacked them on shelves

The attorneys completed their review and did schedule

A closing that day without any trouble

 

Then we all sat back and waited for word

Of a wire for funding, of speed which was unheard

Alas it was completed I gave them a gift

The seller he smiled that gave me a lift

 

Another one done, a seller relaxed

My broker was smiling he offered a glass

The last one of the year the panic subsided

Christmas was here the mall it was waiting

A closing in days it must be a dream

Yes it can happen and not only in dreams

When all work together and work with great focus

Real estate does not have to be full of hocus pocus

 

I'm sorry this ended without a big flurry

Next I'll have a better Christmas Story...
