I'm constantly watcing the Fayetteville NC real estate market to keep my team and clients up to date and ahead of Fayetteville NC real estate trends. This is an update of a market report on the Cottonade neighorhood I posted earlier this year.

The neighborhood of Cottonade is well established in the Fayetteville NC area. The homes sit on ample sized lots with mature trees.  Most homes are brick and siding, ranch style houses with single car garages or carports. The subdivision is located near the Yadkin Rd gate to Fort Bragg. Cottonade was developed in the late 1960s but recently about 20 new homes were added to the neighborhood.

Below you will find real estate statistics for the Cottonade subdivision:

Homes sold Last year (total)            46  Avg sale price: $139,822

Homes sold 2006 through Nov 27.        44   Avg sale price: $140,495

Homes sold 2007 through Nov 27.        30  Avg sale price: $150,563

Homes currently on the market         14

Homes pending sale                        4

So far this year home sellers are getting 99.39% of listed price. The average home sold sold in Cottonande this year is 1940 square feet and sold after about 41 days on market.
