We posted this SOLD notice on Sunday as we wrote the contract Sunday night, and it is another SHORT SALE, so we were thinking that if the short sale approval was expiring on 2/21, then of course it would be extended to allow time to close.
Imagine our surprise today when we have not even gotten bilateral contract back yet and the title company calls at 11:30 Am and says they are ready to CLOSE at 4 PM TODAY.
Yes, that was my reaction as well. After all, we don't order inspections until effective date and that is defined as the day the SHORT SALE approves. But here we are not even 36 hours later and they want to CLOSE.
So first we get our contract back, and then call our fabulous home inspection partner, HOUSEMASTER of Port St Lucie, and owner John McVean, and he dropped what he was doing to get our home inspected, then I called our pest control partner, COASTAL Pest Control, and owner Jim who personally rushed out and completed the termite inspection. These 2 guys deserve HUGE credit and THANK YOU for their performance.
This was all done by 2 PM. Then came the title work rushed in 24 hours and as any good realtor would know, could not have possibly have a municipal lien search done in 24 hours, so when the title policy came, sure enough it had an EXCEPTION for municipal liens or permit issues. So I called a friend at the City of Port St Lucie, and he pulled the search in under an hour and cleared the exception. We sent this back to have the title reissued.
Then came the HUD and this title company after having us jump thru hoops like this to try to pull off a miracle 5 hour closing had the nerve to put $300 title fees on my buyer's side that were paying cash when the contract stated SELLER PICKS TITLE and SELLER PAYS TITLE, So you better believe we had a very interesting negotiation about this and they decided rather quickly to remove it.
And then comes the nerve of the day, the title company sends me the closing package and asks me to do the courtesy closing as it was very short notice to find anyone else.
Go figure, I did their lien search, I corrected their hud, I corrected their title policy, and I closed their customer.
Remind me again, why did the title company get paid $1200 for title work and I got paid $0.00?
And all this because the short sale approval expired today and the home's sale date for foreclosure is scheduled for tomorrow and even with a signed contract to purchase, the court refused to extend for even 1 more week to allow us reasonable time to close.
But my buyers are happy, the bank is happy, and the court has 1 less hearing tomorrow.
All in a day's work. And my girlfriend says after watching this today, why don't you buy a title company since you already know how to do everything? Sure, just add one more hat on my head...
