A couple of weeks ago I received a call from the agent, who I do not know, and he said that I should expect 2 contract early next day.

I got excited, started thinking about retiring one year earlier…

Next morning there are two offers for units in Fountain Beach Resort, a Daytona condo-hotel. One is actually on our listing, the other is not.

It is a low blow ball offer. Chances of early retirement are fading...Sending he counter offer to the Buyer.

There is no response from the agent.

2 days later I get another offer from the same agent, this time on a unit in Plaza Resort & Spa, also a condo-hotel. Decent offer, but there is a line in Special Clauses, that 3 of us in the office failed to understand.

I replied, asked for clarification. No response..

I am slowly forgetting about the contract shower…

A couple of days later I am getting another 2 offers for the condo-hotel units in Oceanside Inn, this time from another agent. As I am going through the contract, I notice that the Buyer’s name sounds familiar. I go back to other contracts, and yes, it is the same Buyer on all 5 contracts that I have received.

Same Buyer, 2 different agents. I call the first (unresponsive) agent and ask him about his buyer. I tell him that I have other contracts from the same buyer and he screams that all other contracts are fake, and his are the only right. How can I tell? Oh, his are hand signed and others are electronically signed.

I ask him how serious the Buyer is, and what will be the result of this shopping spree. What his buyer wants to do with these condo-hotel units? Well, the agent is not sure. He is so busy writing contracts that he did not ask the Buyer what the Buyer plans to do with these units.

Then he says that the Buyer will be reselling the units, using TV. Interesting. It does not matter whether the Buyer would be using TV or an ax, the Buyer will not resell the units in this market unless the Buyer is willing to wait…

But I am talking to a wall. The agent does not have time to ask the Buyer stupid questions. He said the Buyer will buy 5-6 units. Moment later he mentions that he had submitted 11 offers already and he is off to write more…

- Do you understand that she is a Buyer and I am her agent – he yelled at me.

Yep, I understand that they were a match made in real estate heaven. Both didn’t have a clue what they were doing…

Today I received a call. It was from an agent. She said that she was taking over all contracts/offers for this Buyer, and that the agent who wrote those 11 offers was no longer with the company due to personal issues.

Yeah, don’t get too personal with real estate.

Bill - well, not for this guy anyway. But with a Buyer like this, I do not believe there will be so many sales.

Jon, That was some "crazy Buyer's agent", writing up all those offers. I see you have your retirement on Hold! Let's hope that next agent is more serious with their offers so you can take that early retirement.

We had someone come to our town like that. Two guys, actually. They wrote all kinds of offers and after the offers were accepted, didn't show up to close. Very strange.

Jon, crazy agents come and go.... sometimes fast, sometimes slow.

Oh my... a poem, wow... You make a good muse, what can I say.

But what is really distressing is you have had to put your retirement plans on hold. That sucks....

Jerry - it is a ice hope, but I don't think I will really retire for quite some time. If I do, what am I gonna do? (LOL)

marte - yep, this is a telling sign that this may happen here. And if the Buyer buys, then wait for foreclosure to happen in a year

Wow....I'd run like a loon from that agent, and the buyer. They sound like they are just slappiing offers against a wall to see what works.

Karen - even though I ran from the agent, there is another agent working with the same Buyer, and I did not run away from the Buyer.

I told the agent that it is he who represents the Buyer, and if he does not care about her prospect of reselling in the future, it is between them.

I, however, told him that I would recommend that the Seller does not accept any offer unless the deposit is not $500, but $3,000 (it is inexpensive property), and that there is a waiver of the right to the deposit, unless the seller defaults.

Still working.

Dear Jon!

Oh, that is the story is so familiar! My mom told me about "offers" similar to "yours".

The funniest was for a condo in King David, agent sent them each week, changing prices and dates of closing (90 Days!). I am sure, even that unit is sold, she will send again. :)

By the way, thank you very much for your e-mail. Went back in Laura's blog and found post about it.

Joni - I am glad you laughed. I laughed when I got this contract shower. Interestingly, I alsways start asking the Buyers what they are going to do with the unit they are buying, and then I would tellthem if this is OK, or this is something that they imagined.

i would not have a buyer, who is biuying a condo-hotel, and I do not know how they are going to use them. What is the point writing 11 offers to a misguided Buyer?
