A couple of weeks ago I received a call from the agent, who I do not know, and he said that I should expect 2 contract early next day.
I got excited, started thinking about retiring one year earlier…
Next morning there are two offers for units in Fountain Beach Resort, a Daytona condo-hotel. One is actually on our listing, the other is not.
It is a low blow ball offer. Chances of early retirement are fading...Sending he counter offer to the Buyer.
There is no response from the agent.
2 days later I get another offer from the same agent, this time on a unit in Plaza Resort & Spa, also a condo-hotel. Decent offer, but there is a line in Special Clauses, that 3 of us in the office failed to understand.
I replied, asked for clarification. No response..
I am slowly forgetting about the contract shower…
A couple of days later I am getting another 2 offers for the condo-hotel units in Oceanside Inn, this time from another agent. As I am going through the contract, I notice that the Buyer’s name sounds familiar. I go back to other contracts, and yes, it is the same Buyer on all 5 contracts that I have received.
Same Buyer, 2 different agents. I call the first (unresponsive) agent and ask him about his buyer. I tell him that I have other contracts from the same buyer and he screams that all other contracts are fake, and his are the only right. How can I tell? Oh, his are hand signed and others are electronically signed.
I ask him how serious the Buyer is, and what will be the result of this shopping spree. What his buyer wants to do with these condo-hotel units? Well, the agent is not sure. He is so busy writing contracts that he did not ask the Buyer what the Buyer plans to do with these units.
Then he says that the Buyer will be reselling the units, using TV. Interesting. It does not matter whether the Buyer would be using TV or an ax, the Buyer will not resell the units in this market unless the Buyer is willing to wait…
But I am talking to a wall. The agent does not have time to ask the Buyer stupid questions. He said the Buyer will buy 5-6 units. Moment later he mentions that he had submitted 11 offers already and he is off to write more…
- Do you understand that she is a Buyer and I am her agent – he yelled at me.
Yep, I understand that they were a match made in real estate heaven. Both didn’t have a clue what they were doing…
Today I received a call. It was from an agent. She said that she was taking over all contracts/offers for this Buyer, and that the agent who wrote those 11 offers was no longer with the company due to personal issues.
Yeah, don’t get too personal with real estate.
