Las Vegas 2012 Market Trends:  Inventory

Las Vegas real estate in 2012 will no doubt be a wild and wacky and an unpredictable market resulting in broken crystal balls as it has been for the last 5 years.   This I am sure of. My 2012 Las Vegas real estate market trends predictions will depend on several factors:

  • Steady interest rates
  • Steady underwriting guidelines (LOL!)
  • Current laws
  • Current market conditions

The reason why I say "current laws" is because right now there is a new law (implemented Oct 1, 2011,) called "AB 284" which is beginning to hurt our inventory situation.  I would  NOT go out on a limb and say it is the sole cause of us having low inventory right now.  As you can see, we had extremely low inventory PRIOR to Oct 1, 2011.  

High buyer interest coupled with low interest rates and super low home prices is also depleting our Las Vegas  inventory.

Just to give an example how dire our inventory situation is - I pulled stats on the 15th of February - today - 8 days later (22nd of February) - we have 300 less units.  Unless something drastic changes in the next several months (AB 284 gets repealed, buyer interest wanes,) I expect inventory to plunge even lower.  How low will we go in 2012?  That remains to be seen!

Even with very little inventory, we haven't seen HUGE increases in prices at all even though we are teetering on an EXTREME seller's market as far as inventory goes.  Then again, Las Vegas has become well known to break ALL laws of supply & demand during this tumultuous real estate market.  This post is purely about inventory - the next post will be my pricing trend predictions for the Las Vegas Market in 2012 - stay tuned!

Renee, we are experiencing the same thing in the Detroit Metro area.  Pricing in many of our areas does seem to be stabilizing and maybe even slightly increasing.

Renee - The number of homes for sale in our area is hovering between 100 and 112 which is down from the last three years for February with a high in February 2009 of 144 ..... January saw the number close to the same for the last two years but down considerable from the January 2009 high of 133

Renee - Are you seeing multiple contracts with escalation clauses, as we are here, or is the Vegas market still pretty much a cash buyer/investor market?

We are having multiple offers and bidding wars again.

And talk about DESPERATE INVENTORY, how about this?  I pulled Rental inventory report today:  We have 102 TOTAL RENTALS available in Port St Lucie FL and 25 rented in the last 7 days.  That is 1 month or less of inventory.

Renee ... We have similar low number of homes listed for sale to market here at Orange County, especially at Irvine, and are also concerned with that and need support for property values.

I like your Las Vegas market report and current issues like low home buyer interest rates, need for steady underwriting guidelines, current laws, market conditions, buyer demand, and low home selling prices.

I do believe we are at the beginning stages of actually seeing the movement of a turning market. We have much lower inventory in PA and it is not related to foreclosures, REO's, or state laws. The biggest issue we are facing is far too restrictive underwriting guidelines.
