1031 when all else fails! Trade it!

As some of you know I am licensed in two states: Texas and Florida which works for us because we enjoy the Sunshine state and we have children and grands who live there. Which brings me to the point. My oldest daughter and mother to two of our grandchildren has had her home on the market for over a year in south FLorida. She is Mrs Clean (You can eat at my house but, probably not off the floor!) Her house-no problem! At any rate while they have had some traffic no, successful offers.  I'll bet some of you can feel her pain?

So one day, a Monday I think, I get the call that mom's pray never happens and then are greatful that it did. She was in tears and very upset,  you see her husband is in North Florida during the week and she is playing mommy and daddy to two little girls during that time. Both under 4. Finally she got it, that when you get married, most of the time it means that you live TOGETHER! So hence the call to Mom. She just needed to vent and I'm good for that, but I started to think that it's better for my grands to have both parents in the same place so...

This is not an ad! I went to some of the trading websites and found someone (nice young couple-new baby too) who have this house up north and need something in South Florida.... Now we are working on a trade. Realtors, You are asking me but, how do I get paid? In this case I don't-I'm the NANA! So you may not want to consider this as part of your gameplan. On the other hand-think of the referrals you might get! Not all people are  in trouble, there's probably a few who actually can pay. For those that are buyers, there's that buyer rep agreement!

Now for those unfamiliar with how this all works plan to attend a class-there isn't enough room here for all of the details! The associations are getting into these classes so it shouldn't be too hard to find them. Or ask someone from Stewart Title(My oldest 1031 friends) or First American Title. Be sure that the Title companies are EXPERIENCED in this before you send your customers to them. Not all are! and then TRADE ON! It's the holidays try one of these as a give back to the community-you probably have a listing that needs to move right now. It's good to know how to do this and after one you will find other interesting uses for this information!

I get e-mails from people all over the country who are in trouble with their property and the idea of trading may help. As a REALTOR one thing you might consider is that if you don't find a way to help them you just may find yourself out of the transaction completely. Think about it, now is the time to open your mind, just a little bit.

Found the buyer! 

Lots of people looked at this post but, no one commented so I wanted to give you a reason to take another look! I just now got off the phone with that beautiful daughter who is CLOSING on her new home in Ocala, FLorida on January 3rd. Whoopee!

I got a nice thank you for suggesting that she try a little trading to see if we could really find her a buyer. I have been known to dig sellers up from nowhere but, I admit this was the first time I HAD to find a buyer right away. So, I am now the hero mom again! A bargain is what you make it so go get em! What a huge relief-she was teasing her husband she told him that she wasn't sure she could live with him again. BUT, in truth she can't wait to have her family together, again.
