Highlands Ranch Homes & Lone Tree Homes - State of the Market - October 2007 

Highlands Ranch homeReal Estate in Northern Douglas County - (for Highlands Ranch & Lone Tree) - has taken the normal time of the year slow down and although many other parts of Denver have slowed even more, there has still been activity in Highlands Ranch and Lone Tree. 

I have been saying this all year - and I will add it again. 

If you want to/ need to sell your home - you have to price it right. 

There is just no other way.  This is not a time to "see what you can get."  You are sitting here on the Internet doing your research about home pricing - well I am here to tell you - your future buyer is too.  They are smart & know exactly what is going on - and if they have hired a great REALTOR®, that agent is not going to let them overpay for your home

Think of it this way - would you , after living in your home, and creating a life there - would you buy it again for the price that is in your mind?  Your answer has to be yes.  When asking this question to people that really want to price their home too high, the answer is generally no.  Make it a yes.  Price your home right and it will sell. 

With all that said, here are a few other tidbits that will help you out:

  • Catch up on your maintenance.
  • Make it appear that Mrs. Clean lives here.  This is really key.  I am currently (this week) working with 7 different buyers.  I can not tell you how many times in recent days we have walked into a filthy home.  It is shocking.  Each time, my buyers have made it close to the quickest showings I have ever had.  Yes, its a busy time of year - but do you want to sell your home?  Its not optional to present your home clean and clutter free.  There has to be an emotional connection to the home for the buyer - without a clean and presentable home - it is very difficult to imagine creating a life there.
  • Look at your curb appeal.  How about the back?  Toys strewn throughout and overturned wheelbarrows with leaves and snow on top do not creative an image that a home has been cared for - even if it is in the backyard.
  • Price your home right - in case you missed that one.

Steve--I find it very interesting that Realtors in so many areas of the country are telling Sellers the same thing...Fix it Up. Price it Right and It WILL Sell! House are selling all over the US when people work with professionals to assist them with their sale. Excellent market report for Highlands Rance and Lone Tree.

Hi Teri - Each home will have a buyer if the home is priced accurately.  The homes that present well and are priced right are still selling quickly.
