January 2012 Market Trends
Williamson County Real Estate is starting to show new life. Sales were up 16% in January compared to January 2011. Prices inched up too.

Pending sales are at a high not seen in the past several years. There are currently 360 homes pending. Of those, 242 are New Construction, or 67%.
Williamson County has 1752 homes for sale county wide. This comes to about an 11 month supply of inventory. It's still a Buyers market, overall, but a neighborhood by neighborhood review shows that some areas are already turning into Seller's markets.
The average asking price of the active listings is $588,527, 32% higher than the average sales prices for January.
