Its been said that "In every consideration, financially, spiritually, emotionally and physically, referrals are the most profitable source of new business."

No argument from me on that point...  Marketing is expensive - Prospecting and cold calling can be time consuming and demeaning. And effective lead generation is why so few real estate practitioners make it!

  • Question: How does one generate referrals?  
  • Answer:  Through business networking, developing and working Spheres Of Influence.

The best way of collapsing time frames and learning how to develop a Positive Word of Mouth Marketing Campaign is to actively seek out and get involved with Business Networking International (BNI).

BNI is now the world's largest referral organization with Chapters in many countries around the globe.  It was started in 1985 by Dr. Ivan Misner, one of the world's leading experts in networking and word-of-mouth marketing.

The best overlooked source for buyer agent leads are local mortgage brokers that are buying home purchase leads or have lead generation tools on their web sites.   Your future buyers are using the web to arrange financing FIRST -   the mortgage lead companies and mortgage brokers generating web leads are the first to know when a buyer is entering the real estate market.

 

idea for 2007 - find more leads

reverse the information flow with your local mortgage brokers and loan officers - most loan officers or brokers want to work with your buyers - reverse this process and go to brokers and ask to work with their home purchase prospects

 

build a website or blog with a mortgage broker 

call a mortgage broker and ask them to partner with you on a web site - promote that site locally

buy leads 

offer to split the cost of purchasing home purchase mortgage leads with mortgage brokers as they work the finance and you work to find a home for them

work with mortgage bokers to find first time buyers and relos that are using the web to locate home purchase financing prior to looking for a home

Great post. I have been a BNI member in Fishkill New York since 1995. Itr has been great for me. I posted about BNI a couple of weeks ago. It is great for Real Estate and Mortgage professionals alike.

Networking is for farmers, cold calling is for hunters.  There's a time to hunt, but farming produces a greater crop in the long run.  Good post!

There are many different types of groups. I actually did a post on networking groups. I didn't want to place the link in here since this is your post. But I talked about BNI and several other groups. Take a look.

Any type of networking group that you can have one person from each industry and no more than that is a great start.  I also did a post in regards to who to surround yourself with.... relating to referrals and such.
