ONE MILLION DOLLARS! 

 

It used to be the Holy Grail of real estate in Northern Virginia However, with the price appreciation that the Northern Virginia region experienced over the last several years, the inventory of million dollar homes is quite plentiful. 

 

In fact, combining the inventory of Alexandria, Arlington, Fairfax County, and Falls Church, there are currently 866 single-family homes on the market for over $1 million, representing 21% of all available single family homes for sale.

 

Are homes selling in the million dollar price range?  Yes, they are.  This year to date, 1003 homes have sold throughout Alexandria, Arlington, Fairfax and Falls Church for over $1 million.  Sales have slowed a bit and there have only been 54 million-dollar plus sales for the month of November 2007. 

 

When people consider relocating to Northern Virginia they often ask what type of home they can purchase in different price ranges.  Other people who ask about this include current D.C. and Northern Virginia residents who have not been in the housing market for a while and potential investors from other parts of the country.

 

Here are some examples of single family homes that you can purchase in Northern Virginia for right around $1,000,000.  There are still some wonderful homes in this price range.

 

ALEXANDRIA 

Alexandria Million Dollar Home

 

Comprising 5 bedrooms, 4.5 bathrooms, this Alexandria home was built in 2000 and features a huge fenced half acre, a family room with cathedral ceiling and stone fireplace.  The lower level includes a recreation room, 5th bedroom and a full bathroom.  Located just down the road from George Washington's Mount Vernon.

Informative post as always.  You get a lot more home for 1 million dollars in Virginia than in Palm Springs.  A 5500 sf home with over 1/2 acre of land would be around 2 million dollars here.   Have a great weekend.

A million dollars does not buy what it used to.  I think I've told you before my brother lives in Great Falls, Va.  I have looked at some of these million dollar plus houses sitting on postage stamp lots.  Just another reason for buyers to come to my area, where you can get much more house and land for your money.  :0-)

Brian - Great looking presentation of the million $$ homes in your area. My market is similiar to yours. The upper end of the market has taken the biggest hit and the inventory is fairly substantial. It seems there are far fewer buyers in the million + range than there was a few years ago.

I'd have to say a Million dollars doesn't buy as much house as it used to.  I think in West Michigan, you'd get a little more bang for your buck in that regard.

CYNTHIA:  It is true that $1 million does not buy you as much as in the past.  While these homes are quite nice representatives of the million dollar homes in our area, I've also been in million dollar homes that needed total upgrading -- old kitchens, horrible flooring, etc.

BILL:  There is plenty of inventory in the upper price ranges -- partially because people who bought these homes a few years ago may no longer be able to afford them, especially if their ARM adjusted!

Mind boggling - 1003 homes sold over $1M!! Wow! 

We've only sold 192 to date.  I'm not sure if you saw but the #1 place that the Triangle is seing families relocate is Fairfax County, VA.
