There are a total of 310 Single Family homes currently listed for sale on the MLS in Coon Rapids, Minnesota (as of November 29th, 2007).  The average list price is $247,726.

When compared to the same time last year, the number of new listings in Coon Rapids was up 4.4% for October while the average sale price dropped by 11.9% and the percent of the original price compared to the actual sale price dropped by 3.3% and now stands at 94%.  This is definitely a red-hot buyer's market.

Coon Rapids is located in south central Anoka County.  It is a mature suburb that has been recognized as THE most affordable place to live in the Twin Cities by local TV and new entities.  Money Magazine lists it as as one of the best places to retire in 2006.

The city borders the Mississippi River on the south.  Coon Rapids has many parks, a growing new retail area (Riverdale area), and much of the city is covered with mature trees.  It is home to the Anoka Ramsey Community College and its hospitals and schools are the city's biggest employers.

The chart below shows the average cumulative days on market (CDOM) by price range.  The cumulative data includes days from previous listings of the same home within a 12 month period.  When the CDOM is greated than the DOM, it usually means that the home has been on the market within the past year and has either expired or was cancelled and then relisted.  There are no homes listed in the $600K - $700K price range.
