Is it very difficult to sell a house next to a cemetery ?

I saw this question on one of the real estate sites. I have had three experiences showing homes next to cemeteries and in all cases the buyers did not buy the house though they loved it.

One of the houses was a luxury home. The wife was a doctor and the husband an engineer. Both of them loved the house.  The wife,( the doctor) did not mind the location but the husband did not want to buy a house next to the cemetary. They are Asians. They believed in principles of Feng Shui.

There was another couple I worked with, where the wife actually liked the location because she said it would be quiet and she could even go for a walk there but the husband did not want to buy next to a cemetery . The price reflected the location and it was priced right. They paid much more and bought another house.

Recently I took a couple to new construction. The only lot available was close to a cemetery . They loved the model home and would have bought if there were any other lot.

If priced low enough you can find buyers for these properties but you will have to sell at a very low price when you sell and it will take a long time for the right buyer to come along.

In real estate it is LOCATION,LOCATION,LOCATION.

Even if you buy a house at a great price  in some locations, you should always ask yourself this question ,   if you ever have to sell it , will there be buyers ?

Yes, I defintiely think it makes a difference and the price is going to have to reflect it.  Though, I don't think I'd mind actually.  I'm with the quite neighbors and open space crowd. -Kasey

Tibor, You can sell any house if the price is low enough but there are many who will not mind paying a lot for a great location.

Dawn, Looking at all the graves  and funeral processions would make me sad if I lived near a cemetery.

Great Q&A on a topic that I have run in to on occassion. There's a few areas that have been habited (by the living) for over 100 years.  And as such, there are little cemetaries.  Then the area developed around it.  A quaint area with a memorial spot and now to drive to the new development people have to pass the small plots.   It wouldn't bother me, but I know some people are quite sensitive to this.

This certainly generated some interesting discussion. It was clearly a spirited topic. LOL

Some people don't care. for the obvious reasons (quiet, property use not changing)  while others have real issues doe to beliefs, superstitions, etc. I had a home for sale back in Cambridge (Boston) across from the Arboretum, which was also a beautiful large cemetery. Pros and cons on that one but the house sold.

Hi Gita - I agree with those who say it depends on the buyer.  I have had buyers who won't go near a home where someone had died, but others who say that makes no difference to them.  Funny though, that one buyer wouldn't buy several homes we saw because she had a "feeling" that someone had died in or near the house, but the house she finally bought and loves is a block from the largest cemetery in our area.

Gita - I would expect that a location near a cemetary would effect value, and that should be considered if choosing to buy there.

Carla, There was a new community next to a cemetary and all the homes finally sold. My buyers bought a house at the other end of the community .

Jeff, If a home is priced low enough it eventually sells.

Susan,It is funny that your buyers bought a home so close to it but they may have felt that it is not next to it.

Christine. Buyers can get a good deal and should list at a discounted price when they sell in the future.

Cheryl, Buyers should always think about future resale value.

Gita, Pat's Favs sent me here.  I've had and sold a couple listings next to a cemetery before Speilberg's Poltergeist movie.  There's advantages and disadvantages: No loud parties, but you can't borrow a cup of sugar from the neighbor.  Zombies can be entertaining to watch, but not if they come to your home.
