With Home Buyers doing so much research of their own on-line, phhotographs of your listings are becoming even more important. I'm not trying to tell you what you already know...you guys are the pros. What's I'm offering is a possible suggestion.

You must already know about http://www.zillow.com/, but did ever think about using the Aerial Photos for your Exterior Pictures of your listings? They can sometimes make your listing look gorgeous and stand out from the competition. Of course you'll want to research the legalities in your area...but worth looking into ;) Leave it to a Home Stager to get anal about your listing photos ;)  Shall we say, our attention to detail never ends?

If you end up using the Aerial shots for you listings becuase of this tip...please let me know.

Hi Beth,

 I think aerial shots can be a great way to set listings apart.  I also think most agents are NOT very good photographers.  Just little things like taking the picture from the opposite side of the driveway would help alot.  Perhaps we should write a basic "How to photograph houses" for all my colleagues!

Hi Beth,

I am located in Fort Myers Beach, FLorida, on the Gulf of Mexico.  I noticed that so many of the listing pictures were pretty similar.  I had taken some gorgeous sunset pics including palm trees.  When I used one of these pics rather than the typical  front view I noticed an increase in the number of views.

You are right, the seller check out the pictures on line.  I had one seller called to ask me to change the pictures, because I hadn't taken a new shot since her flowers were in blooming.

In certain SW markets there is a tool called salestraq where you can go and get the floor plan for your listing also!

Aerials are really smart around Austin when listing farm and ranch properties.  As for other residential property, there is a guy I met last summer who had an interesting alternative to taking pictures from a plane.  His business is Periscope Photography.  This guy has a telescoping pole on the back of his pick-up with a camera mounted on it.  Check it out -

See, it's people like you that bring us Realtors some great ideas. I think we get caught up in the everyday mundane tasks and sometimes forget to think outside of the box. I have a listing right now that I'm going to pursue the Aeril photo for as their grounds are beautiful and would benefit from a picture like suggested. Arial Photo's. Virtual Tours anything to make your property stand apart from the competition. So take a lot of pictures and if you can do all of the above.

Thanks for the info about Periscope Photography, Sam!  I have them bookmarked. 

The following photo is on my 131 acre listing - it was actually taken by the owner as a birthday gift for her husband one year.   It's very useful in giving an idea of the layout of the place.

I'm own a 360 virtual tour company servicing the greater Nashville TN metro-area. 

Great observations by all, and a few comments of my own

(1) the majority of realtors take very poor photos.  No tonal-correction, color-correction, brightness/darkness correction, and they rarely "sharpen" the photo (digital cameras are notorious for taking soft images).

The need to have images (that my firm didn't take) corrected was so vast that I'm now offering anciliary services for doing these image corrections myself for a small fee - as little as $0.50 per photo - and the response I've had has been huge.   I wouldn't post a used-car ad onine with some of the sorry photos that realtors use to post homes worth over $200,000!    (see the results for yourself at my website - www.nashtp.com - under the "pricing tab" - scroll down towards the bottom to the "PicFix" solution and click on the "see examples" link.

(2) taking pictures from different views is vital.  I've had countless home-owners and realtors comment on how subtle changes the angle of view alters their perception of the property and makes the initial image UNIQUE - people click and view anything unique.

(3) Aerial satellite views are taking off somewhat in my area.  They are hot in some markets and cool in others.  As one user suggested, I would recommend Google Aerials.  Of course, a friend with an airplane and a camera work too!

Getting a different angle can add so much information.  I take aerial shots from a radio controlled airplane and can get a much different perspective than you can get from street level.

Jeff, thanks.  The originals are 1600x1200.  I can get higher resolution shots with a different (more expensive) camera but these tend to work very well for the web.
