I have recently published a new website called http://www.icouldbeyours.com/. This site is for FSBO"s. Don't throw anything at the screen and don't delete me from your favorites or from your life ( not yet anyway ) When you were a rookie real-estate agent. The broker you had your license with had 3 marketing tools for you. And only three. Sphere of influence. Pass your business cards out to anyone who would take one and tell everybody you know that you are in the business. #2 Call expired listings. #3 call For Sale By Owners.

 The first tool is called your F&R's (Friends and Relatives) You ran out of these fairly quickly. Next expireds. Well good luck with those. If someone has been listed in this market for 6 months or more and did not sell believe me there is a good reason. And even if you do get this listing chances are you really don't want it anyway. That leaves the FSBO. The problem you probably ran into with this tool was that you and the last three rookie classes were all calling this poor homeowner and for whatever reason they don't want to talk to you. They want a buyer to talk to.

But in reality they don't know how to talk to a buyer. They have just been thrust into a world they know nothing about. Yes they know there home better than anyone else does including you. But that's it. Now they have to be Real Estate Professionals, Mortgage Professionals, Title experts, and Security experts whether they know it or not.

The biggest difference between what I do that no other FSBO site does is I answer there phone for them. The service is FREE of charge, no contracts no obligations for the homeowner. What I do require them to do is to use a Realtor that I suggest to them to find there new home and to answer questions about there present home. That's where you come in. Also we provide them with a Free yard sign that has a phone number that we answer for them so that they don't have to talk to you or the last 3 rookie classes. If a homeowner gets lets say 100 calls on his property 60 of them will not qualify to buy there toaster. Sorry but that's the way it is. Of the 40 that are left maybe 4 or 5 will have enough interest in the home to make an appointment. That leaves 35 or 36 that called not because they wanted to buy a puppy dog but because they are in the market to purchase a home. Again that's were you come in. 35 people how are qualified and looking to buy a home. Interested?

This is a really good idea.   May I suggest another service to offer?

Offer a free, three hour consultation with s professional Realtor for pricing information.  You need to find Realtors who will understand the Trojan Horse theory and not "sell" their services.   If the ststaitistic that 7/10 FSBOSs eventually list is true, you'll have Realtors flocking to the service to get "free" listing presentations.

Brian We have a consultation with the Homeowner. The agent that I have meet with them to discuss the purchase of their new house also discusses their current home with them. The incentive for the Realtor not to try and list their house right away is because I will give the Realtor all the buyers that call on the homeowners house.

In affect the Realtor gets clients right away that they can sell homes to and they get the confidence of the homeowner so when it is time to list guess who gets the listing? The system works everybody wins. If a buyer lands on the homeowners house and buys it the Realtor gets to sell the homeowner their new house and he has gotten other potential buyers along the way. The Realtor wins again.

And we assign another FSBO to the Realtor to start working with. The great thing is we do everything for the FSBO for FREE. Even if they are with forsalebyowner.com or some other service that they had to pay for we can still put our sign on their property and on the website with no cost or obligation to them. Usually even if our sign and someone Else's sign is on the property at the same time within days our competitors sign comes down because we answer the phone for the homeowner with our service and give them a list of callers daily. They Love it. Ask more questions I have a lot more to give Thanks Curt

The concept is flawless. Really everybody wins in this scenario. I would love to have someone want to give this a try. I will completely set you up. Like I tell our clients this will cost you nothing. You can be running the best FSBO site in the country. Just ask I'll be glad to tell anyone how to do it.

P.S. If you have any questions please just ask I will be happy to help. When you understand this concept you will be amazed. It has No flaws. I challenge anyone to comment on anything that the feel is a concern. Ask anything their is no such thing as a silly question.

Thankyou for such a great idea.  I can't wait to modify it to fit Georgia's laws.  My broker tells me I am not allowed to put up a sign if a competitors sign is already in the yard - say C21 click it.  The FSBO pays a flat fee to have their home listed on MLS and gets one sign from the compnay and that's it.  As for listing their home on MLS, looks like they only get one picture to post as well.  It baffles me that FSBO's think they are really getting something here.  It's really sort of sad and I continue to be very bothered why the general public seems to distrust realtors.  I know commission is a big issue and they feel they are saving a lot of money but I try to educate my FSBOs rather than talk them in to listing with me.  I try to just give them the plain facts about selling on their own or using a reputable realtor.  So far, they come around to using a reputable realtor - Me - if I do say so myself.  Thanks for the great post.

I recently listed my home  FSBO after 3 weeks of going at it alone, we decided to list with an agent. We knew we had the right price and we knew our home was top notch. Bu twe also knew that without the exposure the MLS would bring selling our home might take a long time.

After listing with a Realtor, the sale of our home was completed the first week and for 97% of the asking price (the same price as listed FSBO).

We are a little put out that we had to pay a full commission to sell the house when all it needed was MLS exposure.

Do you have a solution to offer MLS listing to these FSBO customers?
