Wednesday is the day for BROKER LUNCHES in my area. You can travel throughout Dutchess County from 11:00 AM to 2:00PM and enjoy all types of foods.
Who Benefits from this???
The Seller BENEFITS the most on this day. This is the day the agents Preview a new listing. It just might be the perfect house for their customer. Or your home criteria might fit the needs for another agent that couldn't get to the Lunch. It's a win win!!
The sponsor BENEFITS also. Usually, the sponsor is a local bank or mortgage company. They have the opportunity to meet agents that they probably would never come in contact with.
The agent BENEFITS too. The feedback is virtually on the spot! The visiting agents will give you their opinion of value. You can talk about condition with them.etc. Example: You have requested that your seller gets rid of wallpaper. The feedback might agree with this. It just adds another level to marketing.
We usually plan Broker lunches within the first two weeks of listing. I think this is most critical of all the marketing we do! If you have never hosted an Broker lunch, plan for them now, you won't be disappointed. If you want to assure that your "OPEN" is well attended, be sure to visit the "OPENS' on the Wednesdays you are not hosting one.
