I recently had a potential Buyer ask me if I thought that they should offer more or less then the listing price on a Home.

I was pretty surprised by that - Buyers ALWAYS go low, Sellers go high and you wind up somewhere in the middle.  That's almost an oversimplification, but with all of the low-ball offers that I've seen lately, I never thought anyone would ever ask that question!

I don't care if you've found the Palm Beach real estate that you've always dreamed about - you should always offer less then the listing price and then negotiate from there.

 

The trick comes in when you wonder "How much lower should I go?".

There's certainly no hard and fast rule - you and I would be taking several things into account once we've found the Home that you want:

  • Is this the Palm Beach home you HAVE to have, or are you just looking for a bargain?
  • What is the condition of the house?
  • We'll look at the most recent comparable sales.
  • I'll show you the pricing history on that property.
  • Are you paying cash - or if you are going to need a mortgage, how much of a home loan can you get?

I had one of those "searching for the white rabbit" home buyers.  They're looking for something that doesn't exist.  Fortunately, I know my car can't get there.

The buyers who asked if they should offer more or less must not be listening to real estate news.  It would seem every buyer I see is going LOW BALL!

Marc, finding the right initial offer to make can be tricky.  You don't want to pay more for the house than what you could have gotten it for, but at the same time you don't want to insult the Seller either.  That is when I think that Buyers need to follow the lead of their Realtor and hopefully have selected a professional that knows what they are doing.

Marc, I think you forgot one very important item.... Deal with a Professional Realtor (like yourself) who knows the market and will help guide you.
