Foreclosure homes are at an all time high across the country and especially in ARIZONA.  This unfortunate reality is in part due to over lending of the finance companies and some lenders not "OVER INFORMING" the client of possible adjustments in payments over the life-cycle of the loan, and in part the buyers taking on more home than they could realistically afford. The later I feel was driven by panic buying spurred by events of price surge during 2004-2006 especially in Phoenix, Glendale, Scottsdale, Cave Creek, Peoria  and other principle cities in AZ.

Sometimes in the excitement of possible home ownership, we forget that with it comes responsibility, that with fully informing ourselves of the life-cycle costs of loans, the possible fluctuations if any and the assessment of risk in taking on a house payment, is a decision that no one should take lightly.

So now that I have successfully scared you all off on home ownership, I would like you to pause for a moment and read on. Home ownership for the majority is a happy experience that lasts most of us the majority of adulthood. If planned and approached well, with good information to hand, people can make the right decision and realize the great American Dream of home ownership. A place that you can call yours figuratively speaking, until the mortgage is paid in full.

Home ownership does represent a great opportunity as an asset to build upon over time and take full ownership over time. Having a home brings enormous pride and joy and for many great memories. I remember my first home and starting my first home improvement project, completing the project, then looking on with great pride that I had finished. A few years later because of the nature of the project, I had successfully added thousands of dollars in value to the home that I was later able to realize in value appreciation as I moved onto my next home.  Still to this day I take pride in the fact that there is a home in the valley that I personally improved and probably (Assuming the current owners made no changes) it stands today.

So with memories in mind and speaking from personal experience, home ownership in Phoenix, Glendale, Scottsdale can be a great opportunity to build a home for you and your family, and most of all build memories. So armed with a great Agent, and a responsible lender that is going to fully inform you, it is possible to take that first step to realizing the dream.
