2012 market trends
The graphic below shows the average sales prices of single family homes in Ormond By The Sea Florida through the Daytona Beach area Association of Realtors® Multiple Listing Service (MLS) for the years 2005 through 2011.
While there has obviously been a decline of 50% since 2005, the most recent few years have seen a stabilization of sales prices that indicate we are bouncing along the bottom.
2012 market trends
As the inventory decreases buyers have fewer choices and sellers have less competition.
The high level of current market activity indicates that the trend for 2012 should be a continuing stabilization of sales price averages which should help stabilize values and make the market stronger. Better maintained and updated homes should command higher sales prices as we go forward. If values decline at all in 2012 it should be a small amount.
