How many of you take this part of listing a house very seriously? This is one of the most important parts of your marketing of any property. Proper lighting and lining up your pictures can make someone stay longer on your website. Pictures with your shadow or half of a cat walking across the floor. Nothing worse tha out of focus pictures to confuse a buyer. Just my thoughts

A realtor in my office who is no longer with us (not dead) once listed his own home with a photo of his two preschoolers jumping up and down on the sofa of the living room.  What was he thinking???!!!

 Susan. haha... I have seen some pictures that made me think the same thing. I saw one not long ago( hard to explain ) but it was in the kitchen of a cabinet half open with the agents shadow on the wall. Very strange and it really didnt not explain anything.  Made you go,hmmmmmmmmmmmmm???

It has been proven by many a study that listings with photoS ... yes, big S for plural ... and video tours have a dramatic impact on properties being shown.

Gotta just love the out of focus pics that are dark, but my all time fave is just one pic of the front of the house!  Are you kidding me? how is that going to sell a house?

I take photos very seriously.  I've even added photos as the seasons change or a house comes along in the building process.  You truly have to take a ton of photos to get a good group.  Our mls now lets you upload 30 photos and doesn't charge any differently for 1 photo vs 30.

Tim,

Cars in the drive way are a huge no-no for me especially in our magazine advertising. We have one narby l agent who used to park her little red convertible in front of every single property for the photo. Can you even imagine? 

For me your "showings' begin the moment you have photos online.

You hit the nail on the head with this one. I have not been a Realtor for long but I do understand the value of a good photo. Everyone should not only have a digital camera, obviously to save on film costs, but should practice using it when not at work.
