plans to reorganize into a more efficient, effective Maryland and Virginia real estate brokerage to serve the needs of home buyers.

HOMEFINDERS.COM, in 2007, will be a leaner, meaner more productive brokerage serving the needs of home buyers in a wide geographical area in the Maryland and Northern Virginia real estate market. 

HOMEFINDERS.COM is changing the brokerage model from that of a broker-managed agent based company to that of a company with strategic alliances with experienced INDEPENDENT BROKER AFFILIATES in the HOMEFINDERS.COM market area of Maryland and Northern Virginia. 

HOMEFINDERS.COM, in 2007, will focus resources on business development, brokerage web site development and SEO, blog integration with web sites and industry resources, prospect development, prospect qualifying and referral systems, case management for referrals, budgeting, technological enhancements and other company expansion ideas of future developed.

HOMEFINDERS.COM, in 2007, through implementing the above goals, will enable management to reduce risk by moving from brokerage model with agent generated sales and broker supervision supervision to that of INDEPENDENT BROKER AFFILIATES managed sales. 

HOMEFINDERS.COM, in 2007, by moving to an INDEPENDENT AFFILIATED BROKER managed sales model will reduce overhead through the significant reduction of costs for insurance, BOR fees, MLS fees, newspaper open house advertisement, signage, postage, UPS/FedEx, meetings, travel, Internet advertising, legal fees, accounting fees, printing fees, supplies and materials, banking costs, gifts, tax preparation fees, publications and relocation package content.

HOMEFINDERS.COM, in 2007, will change the focus of time management from generating agent buyer referrals and sales to that of INDEPENDENT AFFILIATED BROKER referrals.  The benefit to HOMEFINDERS.COM will be the time saved in agent management, counseling, training, conflict resolution, risk management, and additional duties that must be performed by a managing broker.

HOMEFINDERS.COM, in 2007, will expand into areas of Internet content development, web site expansion, article publication, developing Internet based programs for lead management, follow-up, referral tracking, documentation and statistical evaluation. 

HOMEFINDERS.COM, in 2007, will develop model areas for lead development and management based on geographical or demographic market models for distribution to INDEPENDENT BROKER AFFILIATES

Lenn,

If I read the above correctly, it seems like you're closing your physical office and will be referring buyers to your network of independent agents. Is that correct?

Lenn,  is this a first step toward reducing your personal time in real estate and increasing it in webbing, blogging and writing?  Do you think you'll lose "repeat" customers if they bond with associate brokers instead of you, or how do you intend to keep yourself at the center of the transaction?

Lenn,  I couldn't help but notice the goal to change from broker supervised agents to broker affiliates.  I've been thinking about the broker/subagent system and wondering how it could be revised to eliminate the possibility of dual agency.  Your move to broker affiliates sounds like a first step in a paradigm shift.  I see that it's to eliminate liability in your case, but wondered if you've thought about revising the system as well.
