After having 58 sales closed of detached single family homes, the highest rate since June of 2010, in Danville dropped to 17 in January which is the smallest rate in more than 2 years. The median price per square foot also dropped to $305 per square foot in January from $312 in December. The properties were sold at 98.4% of their asking price which matches the high rate of activity that occurred in October 2010 of this neighborhood. 5 or 29% of the properties were sold over $1,000,000.
Another good news about this neighborhood was that the sales closed properties in January were only available on the market for 29 days, the smallest rate in over 2 years. Sales in December were on the list for 71 days. 5 of the sale properties or 29% in January were distressed, in comparison to 22% or 13 in December.
Monterosso, Diablo Highlands and Magee Ranch neighborhoods all had good activity in the month of January
