It doesn't get better than a first-time home buyer closing escrow!  It's even better when the house is a well-priced short sale in Folsom's beautiful American River Canyon North neighborhood.  Doesn't this picture make you smile?

I find it surprising that so many Folsom real estate agent's discourage their buyers from looking at short sales. Folsom short sales are almost always priced better than traditional sales and often better than bank-owned homes.  There is usually less buyer competition as well so there is less chance of loosing the home to another buyer or bidding the price up.  It's true that short sales take a little longer to close because of the bank approval that's needed.  If you're a buyer without a strict time-line for moving, do yourself a favor and consider Folsom short sales. 

Let's take a closer look at Folsom short sales.  The average price per square foot for a Folsom short sale is $147 compared to $158 per square foot for traditional sales.  I'd say that savings is worth waiting for!
