Ernie - Somehow I can't see a problem getting that property sold.  I don't thing of 200,000 for a house when I think of California.

Jennifer, it is amazing how much some of the homes in the Sacramento region have come down.  I believe Elk Grove City in Sacramento County is the hardest hit.  There are so many Short Sales and REOs that are bringing the prices down.  These prices are great for buyers because the PITI minus the tax breaks makes these home about the same as paying rent.

Jennifer, I guess that is why the prices here in California have for the most part kept it's value.  People from all parts of the country keep moving here to California for the weather.  It has been a little chilly here lately.  It's been in the 70s and 80s during the day and in the 50s and 60s at night.  I have to say the weather is one of the biggest positives for us here.  Also within a couple of hours I can be in the ocean or in the snow, if I choose.  Thanks again!

I was amazed at the price.  Like Jennifer, I don't think of that price range when I think of California.  The house looks great and I can't see any reason why this one won't sell and quickly too.  Best of the best to you.

Nice price. This is a decent starter home with a nice size yard. The curb appeal is good too. I noticed there is a $50k price reduction. How long has this been on the market?

Donna, I appreciate you checking out my listings and it is priced to sell, but still no offers.  I think the Sacramento Region has some of the best values of homes in California for a large metropolitan area.  The median price homes are going for around $350,000.  Now the San Francisco Bay Area is still an appreciating area which is about 100 miles away.  The appreciation rate is somewhere between 8-9 percent and the median prices are around $600-900K.  WOW!

Dave, it has been on the market for almost 3 months now.  I can not understand why no offers.  There is just a lot of homes for sale in the area.  It is a great buyer's market!  It is primed for first time home buyers and investors.  You can find properties that really cash flow!  That is amazing, since so many people from California have been buying out of state to find cash flowing properties.  We are near the bottom, the best deals can be found now.  People are waiting, but I think they will jump into the market the first of the year.  How is it going in your neck of the woods?

I notice there is a slight increase in activity around here. More calls but just not the right buyers. You are right in that we are near the bottom and those waiting out any longer may lose out on good deals. By the time they realize it, it is too late.

With the Fed meeting tomorrow, the possibility of the rate drop may get buyers off the sideline. But by the first of the year, I'm sure activities will pick up even more.

What form of advertising have you done on your listings? I don't believe newspaper advertising is that effective from my experience.

More and more people are checking the web for properties, even more than just newspapers and magazines.  It is the most cost effective way, but you have to spend enough time to make sure they look good and are attractive to consumers.

I am hoping the Feds will reduce the rate by at-least 25 basis points.  We need consumer confidence to help people get off the side lines.  I am seeing the same thing in the greater Sacramento area, people just waiting, but I truly believe that people will start getting into the market the first of the year.  So, let's get ready to ride the wave!   :o)
