In Arizona – Property Managers Must Be Licensed. Is Yours?

Recently received several phone calls from owners interested in KGC Properties LLC management services.  During the discussions, this question was asked:

Do property managers need to be licensed?

In Arizona – Yes.  If your property manager is handling your home in exchange for a fee – they do need to be licensed.  Here is the info from the Arizona Department Of Real Estate:

A Real Estate license is required to perform property management functions, per ARS 32-2171.  "Property management firm" means any corporation, partnership or limited liability company licensed pursuant to section 32-2125; subsection A or a designated broker that by written agreement, manages rental property for compensation.

When looking for a company or individual to manage your home, follow these tips but first and foremost, make sure they are licensed to do so! 

There are many property management companies in Tucson - some licensed, some not.  Don't make the focus for choosing your company based on fees - make sure you ask many questions so you and your home are protected.

Hi Gab.... why would anyone in the Tucson AZ area call anyone other than KGC Properties to manage their property??  It's a no-brainer.... there's no one who manages people as well as Gabrielle Rhind.... and yes, she's licensed.

Yep here also.  If you show homes you need to be a licensed agent.  So the other day you wrote about a bicycle ride how did it go and do you have photos of the participants

Love it we have unlicensed activity here but I truly don't think they know it. Someone will pay the neighbor to collect the rent etc.

That's a great question Gabs. I met up with a client who decided she was going to list her house for rent rather than for sale. I asked who she was going to use and she replied a friend of her husband's was starting up a rental management business. My first question was if he was licensed and bonded? She said he just got back from being deployed and was handling everything from his desk at work under the table... hmmmm
