This is a plug for NARPM, the National Association for Residential Property Mangers.   When I started in the property management business about a thousand years ago, I literally developed everything I needed from scratch.  It was a matter of survival to know and understand the Hawaii State Landlord Tenant Code, inside out.   The training as a realtor in the State of Hawaii was virtually useless in preparing anyone to be a property manager.  Thus, I built my property management business from scratch and from a crash course I took in Property Management at the College of Hard Knocks (CHK).  I now hold a Hard Knocks PhD for learning virtually every lesson by first doing something wrong until there were no more things to do wrong; no more lessons to learn.  Well, this is kind of an exaggeration, but you get the point.     

When the NARPM opened a chapter on Oahu, I thought I had died and gone to heaven.  I took virtually every class they had to offer and now, I finally feel as though I am prepared to do a terrific job managing properties for others.   This, incidentally is an awesome responsibility as most of my owners live either on the mainland or overseas somewhere exotic.  

But this is not about me, it is about NARPM!  

I will try to explain!   NARPM is doing more for the professionalism of property managers on Oahu, and throughout the nation for that matter, than any city, state or national government agency in the nation.   The training NARPM offers is absolutely second to none.   It is a great Association!   Give me a buzz if you want to join, or if you are interested in starting a chapter wherever you are.   You need NARPM and NARPM needs you.

Diane,  I am a big supporter for NARPM.  When I found them and the training they offered, I could not believe I had been walking alone in the wilderness when such services were so easily available.

Jerry,

 My wife is currently the chapter president for the Kansas City Chapter of NARPM . While I had never been a member I was quite pleasantly surprised by the professionalism when I went to the National Convention this year in AZ.

 I am an Accredited Residential Manager, I earned that from the Institute of Real Estate Management, (IREM). While there are some similarities in the organizations the focus is drastically different. I learned a lot from IREM about property management, landlord law, profitability of properties, commercial property management etc. What I did not learn was how to run a profitable property management company.

 NARPM differs in that their goal is to see you succeed in the field, while still giving you the training, education and tools you need to do the job. IREM is more focused on training and education in the actual management of property and not the management of a property management company.

 By focusing on specifically residential management NARPM can offer more detail and more specialization.

 While I loved the convention last year, I fear the cost associated with a trip to HI may hinder our ability to attend this year.

Ben,  Both IREM and NARPM are worthy associations, and one should not favor one over the other for each occupies a special niche!   I attend IREM meetings as appropriate, but I am a charter member of the Oahu Chapter of NARPM, and more significantly, NARPM meets my special needs as a Residential Property Manager better than does IREM. 

Start saving your quarters for the convention in '08.  What better way can you get a tax deductible trip to Hawaii?  I am most anxious to get the details of the convention so I can get something firm on my calendar.   Jerry

Hi Katrina,   You area absolutely right.  Finding NARPM was a real professional plus for every one of us in Hawaii.   We grew instantly from a non chapter to the largest chapter in NARPM.   NARPM gives more than it takes, and that is the secret to success for such an association.   See you in September in Kauai!   Jerry

Dear managers,

I am a residential real estate appraiser and I am agast at the number of property managers that believe appraisers are wasting thier time asking for project data. You are a vital cog in the lending machine! You give us independant 3rd party non-biased information and there is no other source. How many home owners with a special assessment want to let the lender know? If you have a bunch of people in your condominium that are defaulting what does that do to the property appeal?

Hans - you are wasting the PM's time.  I stopped providing rental comps to appraisers several years ago as they wanted to "pick my brain" for their benefit...if it is MY client needing the information for their re-fi or purchase, I'll provide it GLADLY; however, when appraisers are too lazy to e-mail me the specs they want comps for and want me to quote rents on the fly, that tells me they want the easy way and my information (and my time) is too valuable!!

They can now use ZILPY!!!

Mark,  I think you will be pleased with the training offered by NARPM.  I surely was.   To maximize your access to where the training is being accomplished, you will probably have to travel once in awhile.  It is worth it.  How about a business trip to Hawaii?  The 20th Annual NARPM convention and trade show will be held in Princevillle on Lanai, September 24-28, 2008.   You could even take a short layover on Oahu and stop to meet me to discuss business.   Jerry

Ebony,   NARPM is kind of like a little child; all of the components are there, but they need a lot of TLC to grow into something marvelous.   I hope you will be able to put some effort back into the association.  They need all the help they can get, and I can tell you, the people are great to work with.  You will get a lot back out of every hour you share with them.   Jerry

Thanks for plugging NARPM!  I am actually the president of the Kitsap County Chapter at the moment, but have served many other board positions over the years as well.  I've attended several conferences, and they provide some great networking and brainstorming opportunities as well as education sessions.  Not sure if I will make it this year, we've alreay done our tax-deductible Hawaii trip!

Hi RS,  I guess you can tell but NARPM is really near and dear to my heart.   They filled a huge hole in the professionalism of Property Managers here in Hawaii, and I have personally benefited unmeasurable from my affiliation with them.   Sorry I won't get to see you at Kauai this year.  I think it will be a great conference.  I was at our Oahu Chapter meeting yesterday and I understand that the hotel is already near to having all it's rooms at the conference rate filled up.   That is a good thing!   That some might not come if they can't get a room at a reasonable price is a bad thing.   Thanks again for your note.   Jerry

When appaisers call for rental comps, I tell them my fee. It is same as I charge for a sales CMA that doesn't want to see. They can pay that or join our NARPM chapter as a vendor - same price.
