Current Number of Homes Active and Under Contract:

Here is the breakdown as of December 3rd, 2007

In Arlington and Washington DC; the number of homes on the market CONTINUES to be very close to the number on the market at this same time LAST year. (DC condos - 21 less on the market that same time last year).

Prince Georges County - finally some (small) decrease in inventory; however, the number of Single Family homes is still 2583 or 67% HIGHER this year over the same time last year.

Here are the number of homes on the market including the number of homes that were taken Off (EXPIRED) the market last week.  

example: Single Family Homes in DC; 74 less on market from last week, but 77 "expired" - in reality 3 new listings came on the market.

Washington DC

Single Family:     Actives: 1783 ( Down 74 from last week)  Expired: 77      Under Contract: 420

Condos:             Actives: 1420 ( Down 69 from last week)  Expired: 66      Under Contract: 419

Arlington County

Single Family:        Actives: 499 (Down 14 from last week)   Expired: 18        Under Contract: 106

Condos:                Actives: 533 (Down 35 from last week)   Expired: 28        Under Contract: 107

Prince Georges County

Single Family:        Actives: 6414 (Down 162 from last week)   Expired: 232      Under Contract: 553

Condos:                Actives: 821  (Down 10 from last week)    Expired: 36       Under Contract: 92

It is important to see the number of homes taken "Off" the market.  While many of these homes will return to the marketplace a week or two; seeing a listing "expire" means that the seller and agent thought or expected the home to be sold by now.
