I notice a theme running through many of the comments from the proponents of Open Houses. It is expressed in one comment this way"I'm still a firm believer that OHs (open houses) are a great tool if done properly, even though I rarely do them myself now."
Can someone tell me this:
If Open Houses really are a great business generating tool for you, why then are you no longer doing them?
It makes me think three things:
Either...
- It is a great business generating tool and you have made the mistake of discontinuing it. Or...
- It really wasn't as great as you think it was, and that's the real reason you don't use it now. Or...
- Describing it as a "great tool" is an exaggeration and you have seen the light and use OTHER tools much more successfully.
I'm just wondering, which is it?

Less than 1% of Buyers find the house they purchase by means of an Open House Only 2% of buyers are found by conducting an Open House If this doesn't convert you then I guess you'll just continue doing business as usual.

I've heard from a lot of Realtors that love open houses, and a lot that hate them. The one consistent thing I do hear however, is that they rarely generate a sale. It seems that the personal touch is going to be required more and more moving into this upcoming year. While an open house can garner some attention, you can't rely on a buyer walking in the door.
